The property 'is' zoned C-C (Central <br />Commercial) District <br /> Mr. Harris presented his report (SR 81:396) dated November 4, 1981, regarding <br />this matter. <br /> <br /> Mayor Mercer declared the public hearing open on this item. <br /> <br /> Mr. Jack Brag, architect representing the appellant, reviewed the background of <br />this project and stated he felt Council could make the necessary findings for approval <br />because the lot is unit in size, that other in the area enjoy the privilege of in- <br />adequate parking space (he cited several buildings and residences nearby), and that <br />the proJect would not be a detriment to adjacent property. He stated that he had not <br />received any opposition to the development from surrounding neighbors. Mr. Brag re- <br />quested approval of the appeal, as it will allow needed housing in Pleasanton. <br /> <br /> Mr. Paul Loretz, resident on Spring Street since 1947, stated the proposed pro- <br />ject is good for older people who want to live close to downto~n; that most will not <br />own cars therefore the parking requirements will not be necessary. He stated he <br />strongly supports the project. <br /> <br /> No one in the audience spoke in opposition to this item. <br /> <br /> There being no further testimony, Mayor Mercer declared the public hearing <br />closed. <br /> <br /> After discussion, it was moved by Councilmember Wood, and seconded by Council- <br />member Mohr, that Resolution No. 81-385, after making the findings that the lot size <br />is unique, that others in the area enjoy the privilege of insufficient parking, and <br />that the project will not be a detriment to surrounding property, approve the appeal <br />of Ted Mavrtdis of a decision of the Board of Adjustment denying a variance to allow <br />the construction of a triplex at 276 Spring Street which would not meet code require- <br />ments for parking and open space, the property is zoned C-C (Central Commercial) Dis- <br />trtct, subject to conditions set forth in staff report SR 81:396, be adopted. <br />The roll call vote was as follows: <br />AYES: Councilmembers Butler, Kephart, Mehr, Wood, and Mayor Mercer <br />NOES: None <br />ABSENT: None ' <br /> <br /> After further discussion, it was moved by Councilmember Butler, and seconded by <br />Councilmember Wood, to initiate an ordinance establishing a core area overlay district <br />providing for modified development standards for rental housing projects of ten units <br />are less in the core area of Pleasanton and adding Article 33 (core area overlay dis- <br />trict) to Chapter 2 (zoning), Title II (Zoning and Development) of the Ordinance Code <br />of the City of Pleasanton, pertaining to parking requirements. <br /> <br /> 3. 11/10/81 <br /> <br /> <br />
