CONDITION8 OF APPROVAL <br /> <br />1. That the development be substantially as shown on the plans, <br /> Exhibit A, on file with the Planning Department. <br /> <br />2. That the plans for the mechanical pad modifications and <br /> additional mechanical pads be submitted to the Planning <br /> Director for review and approval prior to issuance of a <br /> building permit for the development. <br /> <br /> 3. That the south-facing parapet sign shall be reduced to <br /> seventy-five square feet (75') in area and shall be <br /> indirectly illuminated. <br /> <br />4. That an exterior lighting plan shall be submitted to the <br /> Planning Director for review and approval prior to issuance <br /> of a building permit for the development. <br /> <br /> 5. That the four (4) "guest" parking stalls in the southwest <br /> corner of the site shall be reduced to sixteen feet (16') in <br /> length by increasing the adjacent landscape median. <br /> <br /> 6. That the applicant be responsible for its pro-rata share of <br /> the interim street improvements at the intersection of Santa <br /> Rita Road and Pimlico Drive and the intersection of the <br /> WBI-580 off-ramp and Tassajara Road, as determined by the <br /> City Engineer. Payment of this pro-rata share shall be made <br /> when directed by the City Engineer. <br /> <br /> 7. That the common access drive on the west side of the site <br /> shall be designed and installed as a thirty foot (30') wide <br /> drive (face of curb to face of curb) unless otherwise <br /> approved by the City Engineer. This access drive shall be <br /> installed with the site improvements for this development. <br /> <br /> 8. That the median island nose in Owens Drive west of the west <br /> access drive shall be reduced in length as approved by the <br /> City Engineer. <br /> <br /> 9. That the east access driveway exit movement shall be signed <br /> for "Right turn only" or "No lest turn." <br /> <br /> 10. That the on-site water fire, sanitary sewer, and storm drain <br /> system for this development shall be private and shall be <br /> maintained by the property owner(s). <br /> <br /> 11. That the proposed mitigation measures, as identified in the <br /> previous traffic studies completed for the AT&T and Reynolds <br /> and Brown projects, for Hopyard Road, Owens Drive/EB 1-580 <br /> off-ramp be interim and done at the time it is deemed <br /> necessary by the City Engineer; these improvements shall be <br /> bonded for by the applicant for both the installation and <br /> removal at the time building permits are taken out for the <br /> project unless the improvements have been previously bonded <br /> for. Said bond shall be refunded at the time AT&T (the first <br /> <br /> - 1 - <br /> <br /> <br />
