249 <br /> <br /> After considerable discussion, it was moved by Councilmember Brandes, and seconded <br />by Councilmember Butler~ that Ordinance No. 1158, to be read by title only and waiving <br />further reading thereof, approving PUD-8B-5, application of Chang Su-O Lin for rezon- <br />ing and development plan approval for a 215 unit residential development on an approxi- <br />mately 230 acre site, located generally in the area south of the southern terminus of <br />Bernal Avenue, Concord Street, and Bordeaux Street, subject to the following conditions: <br /> <br />1. That the development shall be subject to all conditions of approval contained in <br /> Planning Commission Resolution No. 2510, made a part of this case by reference. <br /> <br />2. That approval of this case is subject to the approval of case GP-84-7, and any <br /> conditions which may be attached thereto by the City Council. <br /> <br />3. That all dwelling units in the development shall be constructed to meet the latest <br /> PGgE energy conservation home standards. <br /> <br /> 4. That the following water conserving plumbing fixtures be installed: <br /> <br /> a. low flush water closets <br /> b. shower flow control heads <br /> c. aerators in interior faucets <br /> d. insulation of hot water lines <br /> <br />5. That the development shall meet all requirements of the Pleasanton Fire Code. <br /> <br />6. That all building and/or structua?es must comply with all codes and ordinances <br /> in effect at the time required perTnits are issued by the Building Department. <br /> <br />7. That the site be kept free of fire hazards from the start of construction to <br /> final inspection, and that the Fire Department emergency number be provided <br /> adjacent to all telephones on the site. <br /> <br />8. That the developer pay any and all fees that the property is subject to. <br /> <br />and the following conditions added by Council: <br /> <br />1. That the cul-de-sac shown adjacent to Lots 24-25 be eliminated thereby reducing <br /> by one lot, and establishing a total of 215 units maximum for the project. <br /> <br />2. That condition No. 39 be amended to add language that make it mandatory for the <br /> developer to meet and confer with all adjacent property owners regarding drainage <br /> improvements. <br /> <br />3.
