Discussion Topics <br /> <br />Proposal 5 - Very High Density Residential (Parcel 11): Mr. Lee <br />pointed out that several parcels in town could be developed at <br />higher densities than the General Plan currently calls for. <br /> <br />Councilmember Brandes asked that if we don't have high density <br />designations, can somebody come forth in the future and could we <br />then make the appropriate changes. Mr. Lee answered that this <br />could be done. <br /> <br />Councilmember Mohr inquired as to whether the neighbors would <br />clearly understand that this type of change might take place. <br />Mr. Lee answered that they would. <br /> <br />Councilmember Mercer asked if VHD would include rental. Mr. Lee <br />answered that it would be likely but that commitment was not <br />made. He stated that when you get above 2 1/2 or 3 floors, <br />steel reinforcements and elevators would be required. <br /> <br />Commissioner Lindsay felt we should leave the designation as it <br />is and Councilmember Mercer agreed. Councilmember Mohr stated <br />that it was clear that it was their desire to go with that <br />designation. <br /> <br />The consensus was to go with Option 1 which is to retain the <br />existing High Density Residential designation on the CPS parcel, <br />and retain the Very High Density Residential designation on the <br />Mozart parcel and for future use in other locations. <br /> <br />Parcel 12 - Ponderosa: Mr. Lee pointed out that the Residential <br />Review Committee recommended that this be redesignated from <br />Medium to High Density but recently the Planning Commission <br />denied the Ponderosa's request for this change. He asked if this <br />decision would have any effect on the position of the <br />Councilmembers and Commissioners. <br /> <br />Commissioner Michelotti said there was much concern for the <br />traffic problem at the time. Commissioner Innes added it was <br />based on street design. Commissioner Lindsay stated that there <br />were many objections from neighbors. <br /> <br />Commissioner Wellman said that it became apparent that the people <br />who live there felt that it is a matter of traffic circulation <br />and that the cases they made were very convincing. Councilmember <br />Wood agreed that there was a lot of controversy. Commissioner <br />Lindsay felt that the traffic problem could be mitigated. <br /> <br />Commissioner Wilson felt that there was no point in changing the <br />density. The consensus was Option 1 which is to retain the <br />existing Medium Density Residential designation, as per Planning <br />Commission recommendation. <br /> <br /> - 2 - <br /> <br /> <br />
