Mr. Michael Kyle, 7895 Fair Oaks Drive, stated that he feels the <br /> biggest concern is the density and the fact that the neighbors wanted <br /> townhouses as they were originally told, not apartments. He feels that the <br />,~;ensity will create traffic and parking problems. He stated that at first <br />~.~e did not want apartments because it was his understanding that townhouses <br />~ould be put in that property. He stated that now, although he would <br />'~refer townhouses, he will accept apartments since that seems to be the <br />~current demand. He asked that they consider knocking out 3 main buildings <br /> <br /> at 2 per unit. Mr. Kyle stated that this would resolve many of his <br /> concerns as well as many of the neighbors. He stated that there is no <br /> parking allowed along the full length of Stoneridge Drive, making this a <br /> unique situation which needs to be followed closely. <br /> <br /> Mr. Bill Christensen, 7979 Hillsborough Court, President of the <br /> Homeowners Association, stated that although they were told the project <br /> would be townhomes, they have all agreed upon the fact that this is a <br /> proper use of the area as far as apartment houses are concerned. He stated <br /> that he was contacted some time ago, prior to the Design Review Board, to <br /> meet at Ivy Court regarding this project. Mr. Christensen stated that they <br /> do not have a formal mailing list, therefore only a few key people were <br /> notified of the meeting. He stated that concerns were voiced at that time. <br /> Mr. Christensen read an excerpt from the General Plan as follows: <br /> <br /> "Strive for development of a visual pleasing community in which <br /> structures and surroundings are related in a harmonious and functional <br /> pattern." <br /> <br /> Mr. Christensen stated that all the structures in the surrounding area <br /> tie in with the neighborhood--earth tones, natural wood, etc. He states <br /> that the project will be an island if it is done as it stands now. He <br /> stated that there are fire-proof shake roofs that would work just as well <br /> on the units. He stated that the city needs 180 units to keep the density <br /> in line with the surrounding area. He states that although they have 13.4 <br /> acres, there'are only 10.99 acres to built on. Mr. Christensen stated that <br /> the project should be reduced to 180 units and the parking ratio be <br /> increased to 2 parking spaces per unit. Mr. Christensen stated that if the <br /> number of units were lowered to 180, parking increase to 2 spaces per unit <br /> and the color of the complex were changed, he would agree to the apartment <br /> complex. <br /> <br /> Frank Condon, 7471 Hillsdale Drive, states that one side of Springdale <br /> should be completed with a sidewalk. He states that he drives on that <br /> street every day and almost every day he has to slam on his breaks to avoid <br /> hitting children walking on the street. Councilmember Mohr stated that <br /> there will be a sidewalk on that street, which Mr. Condon stated that his <br /> concern was then taken care of. <br /> <br /> Mr. Harry McGrath, stated that if the trend is to consistently vote <br /> for lower density in these projects, eventually the developers will get the <br /> word and stop bidding for these pieces of land, effectively bringing down <br /> the cost of the land and thereby not requiring them to build as many units <br /> in order to make a reasonable profit. He feels that way projects will be <br /> less dense over a period of time.
