467 <br /> "We the undersigned residents of Vintage Hills strongly oppose the <br /> proposed VinLage Heights II development by Amador Savings and Chris <br /> Beratlis, because of the grading plan and the adverse effects it <br /> would have on the adjacent residents' lives and properties. <br /> <br /> We strongly oppose the steep, cut-and-fill approach by the developer <br /> to allow potential lot buyers to build homes on drastically higher <br /> levels than Lhe existing homes on the properties adjacent to the <br /> planned development. <br /> <br /> We also oppose the close proximity of Phase II houses on a cul de <br /> sac that would jam houses in too close to existing homes. <br /> <br /> If the city approves this plan it will send a message to the resi- <br /> dents of Pleasanton that developers' interests come first---not the <br /> rights and property values of the people who have lived in Pleasan- <br /> ton for many years. <br /> <br /> A quality development will be built on the same elevation as the <br /> pads of the existing house, or at the same level as the edge o-f ad- <br /> jacent lot lines. It will also be placed farther away from existing <br /> homes." <br /> <br /> Ms. McKnight asked the people in the audience who are opposed to this <br /> development to stand. Approximately 40 people stood. She stated she would <br /> like to see restrictions against two-story houses in order to preserve privacy <br /> and the life style of the adjacent homeowners. She reiterated her concerns <br /> about grading and the close proximity of the neighboring homes. She presented <br /> photographs of hills and homes that have lost their privacy. She requested <br /> that the cul de sac be eliminated and to straighten the road farther back. <br /> She felt the proposed homes should be built on the same level as the already <br /> existing homes. <br /> <br /> Ms. Jo Stittian, 3118 Catawba Court, presented a map showing how the pro- <br /> posed grading would effect existing homes. She suggested that development go <br /> with the lay of the land and straighten up the street at lots 8 and 9. <br /> <br /> Mr. Don Cotton, 3105 Catawba Court, stated that with the existing setbacks <br /> he would like to see a condition restricting decks in order to maintain priva- <br /> cy in neighboring back yards. He stated the environmental assessment states <br /> that flooding is insignificant; he stated there was a bad flood two years ago. <br /> He felt existing dwellers should have been contacted regarding this matter, <br /> everyone he talked to had not been contacted. <br /> <br /> Mr. Rich Rollins, 830 Sylvaner Drive, stated that Planning Commission sug- <br /> gested these plans go back to straignten out the road, which he felt should be <br /> done. He also expressed concern regarding the dirt. He felt the houses <br /> should be one-story near existing homes. He did not want the environment <br /> changed. <br /> <br /> Mr. Bob Kroetch, 818 Sylvaner Drive, stated he is opposed to Phase II of <br /> this project and requested Council to hold off on it. He felt lots 7, 8, and <br /> 9 were too close to go with this type of project. He urged Council not to <br />.approve the application tonight.
