425 <br />expanding Downtown Assessment Development District to conform <br />with CDA boundaries. <br /> <br /> Sharon Hines, 780 Main Street, owner of Main Street Chevron, <br />spoke in favor of the project as it will increase tax base and <br />provide good anchor stores. <br /> <br /> Harold Ratke, 3231 Vineyard, spoke in favor of the project to <br />provide the "Gray Panthers" of the area more convenience. He <br />feels this would help the downtown area. Approval of this <br />project is pertinent to renewed community enthusiasm. <br /> <br /> Robert Cortz, 262 West Angela, likes the idea of Santa Anita <br />contributing to marketing and suggests Koll and other <br />developments do the same to hire a professional marketing firm <br />and not rely on the Downtown Association. <br /> <br /> John Steinbush, 638 Abbie Street, indicated Council has <br />rezoned parts of north Pleasanton to bring housing to jobs and <br />doesn't know why Council can't rezone to bring shopping to living <br />locations. A major concern seems to be traffic and a quality <br />development like this would provide mitigation measures for <br />traffic. <br /> <br /> Marilyn Cheiny, 670 Main Street, opposes the Santa Anita <br />center because there is already a shopping center there, Vintage <br />Hills Shopping Center. It will die if a new one comes in. <br /> <br /> Nancy Storch, 3193 Chardonnay Drive, feels the survey was <br />one-sided and telephone survey was leading. Shopping center is <br />not attractive to the neighborhood. Objects to auto oriented <br />shopping due to danger to children on bicycles and skateboards. <br />No walkways or rest areas for pedestrian visitors. Does not <br />compliment open areas of Arroyo del Valle and Shadow Cliffs. <br />Concerned about impact on Vintage Hills Shopping Center. Does <br />not feel the population growth supports new food and drug stores. <br />Santa Anita is not offering anything we don't already have lots <br />of and approval of it may solve financing downtown redevelopment, <br />but is not in tune with the neighborhood. <br /> <br /> Sharon Reno, 6468 Inglewood Drive, opposes Bernal Plaza, as <br />this was not in the General Plan. She feels business will merely <br />relocate from old centers to new centers and there will not be <br />any increases in sales. <br /> <br /> A1 Bronzini, 719 Main Street, opposes rezoping. Barely two <br />years ago, the General Plan was adopted setting aside this area <br />for commercial service and auto related business not suitable for <br />the downtown area. He quoted from the staff report indicating <br />the rezoning of this area would cause a loss of needed commercial <br />service districts. He feels there are enough shopping centers. <br /> <br /> Mike Clauser, Alisal Drugs, indicated approval of this center <br />would increase traffic on First Street, would cause loss of the <br />benefit of the loop circulation pattern, loss of commercial <br />service property and loss of the downtown business district.
