237

The roll call vote was as follows:
AYES: Councilmembers Butler, Mohr, and Mayor Mercer
NOES: Councilmembers Brandes and Tarver
ABSENT: None

item 9c
SP-88-3, Application of the City of Pleasanton and Stoneridge
Drive Property Owners to adopt the Stoneridge Drive Specific Plan
for a 293 acre site located south of 1-580, west of E1 Charro
Road, north of Trenery Drive, and east of the Gatewood Apartments
Mr. Swift presented his report (SR 89:63) dated February 7,
1989, regarding this matter.

Mayor Mercer declared the public hearing open on this item.

Mr. Lou Baldacci, Far West Associates, stated he has been
involved with the Specific Plan for over two years and would
encourage a favorable vote so that he can proceed with
development.

Mr. Jack Smith, Attorney representing the Dawes Family,
stated the Dawes property was originally a part of Trenery Lane;
old Trenery Lane was protected by creating a barrier to the rear
of the houses and eliminating access to Trenery Lane. He felt
this should be a part of the findings. The Dawes property is no
longer a part of this area and will end up on New Stoneridge
Drive, making it not suitable for the rural atmosphere. He is
proposing that it be developed with multiple-density. He stated
this will allow high density against the medium density
residential proposed for the Molinaro property. He disagreed with
the staff report regarding density for the property. He stated
that high density housing of moderate income is needed in
Pleasanton and this is an appropriate place. He stated there are
a variety of planning tools to accomplish this and this parce%
could be used for high density. He set forth suggested language
that would allow this to take place. He stated he has a plan here
tonight showing how high density would look on this parcel. Mayor
Mercer stated that Council is only considering the Specific Plan
at this hearing and would not be interested in looking at a
development plan at this time.

Mr. Richard Olmstead, Architect, San Francisco, stated he has
done a plan that will accomplish high density rather well. He
stated that the high density is two-story garden type homes, and
that the nineteen units/acre are not really high density. He
advised they will be feathered in with other densities in the
area, and they will be well landscaped. He stated that design is
the key for this high density project.

Mr. Adolph Martinelli, Alameda County Planning, representing
Alameda County and the Staples Ranch, stated he concurs with the
staff report. All high density has been removed from the Staples
Ranch near the Airport and it is no longer necessary to have

- 9 - 2-7-89
