471 <br /> <br /> It was then moved by Mr. Brandes, and seconded by Mr. Tarver, <br />that Ordinance No. 1438 be introduced, to be read by title only <br />and waiving further reading thereof, approving RZ-89-11, the <br />application of the City of Pleasanton to prezone an approximately <br />246 acre site (Shadow Cliffs Regional Park) located on the south <br />side of Stanley Boulevard approximately 2,200 feet west of the <br />intersection of Stanley Boulevard and Valley Avenue to the "P" <br />(Public and Institutional) District, or to any other zoning <br />district consistent with the General Plan. <br />The roll call vote was as follows: <br />AYES: Councilmembers Brandes, Butler, Mohr, Tarver and Mayor <br /> Mercer <br />NOES: None <br />ABSENT: None <br />ABSTAIN: None <br /> <br /> Mr. Brandes complimented the City staff and the EBRPD staff <br />for working in close cooperation with each other, resulting in <br />furthering the annexation of two properties which would benefit <br />both the City and EBRPD. <br /> <br />Item 6C <br />PUD-81-30-48D-22M, Application of Prudential Insurance Company of <br />America for ma~or PUD modification and design review approval to <br />construct a five-stor~, 225,000 sq. ft. office buildinq on an <br />approximately 15 acre site located generally in the area bounded <br />by Hacienda Drive, Gibraltar Drive, and Baker Drive (Site 7D and a <br />portion of Site 55C, Hacienda Business Park) <br /> <br /> Mr. Swift presented his report (SR 89:460) regarding the <br />matter. <br /> <br /> Mr. Mercer declared the public hearing open on the <br />application. <br /> <br /> Mr. Bob Shallenberger of Prudential Property Company, <br />residing at 6617 Amber Lane, presented the project and explained <br />that the application for PUD modification is to allow an increase <br />in height to 85 feet to permit a five-story building. The project <br />will not increase the Floor Area Ratio (FAR), which is 34.4%. The <br />present zoning allows 45%, and the new zoning would allow 50%. <br /> <br /> Mr. Mercer asked staff for a clarification about the minimum <br />landscape ratio requirement. He pointed out that the condition <br />has it at 30%, but the report shows 40%. <br /> <br /> Mr. Swift explained that the minimum landscape ratio <br />requirement is 30%, and the project goes beyond that at 40%, which <br />is 10% greater than what is required. <br /> <br /> Mr. Shallenberger then introduced Mr. Curtis Watts, Project <br />Manager; Mr. Bob Baum of Heller and Leake, Project Architect; Mr. <br />Steve Kelly of Heller and Leake; Mr. Jack Appleyard, Project <br /> <br /> -8- <br /> 11-7-89 <br /> <br /> <br />
