439 <br /> <br /> It was then moved by Mr. Brandes, and seconded by Mr. Butler, <br />that Ordinance No. 1435 be introduced, to be read by title only <br />and waiving further reading thereof, approving PUD-89-14, the <br />application to rezone an approximately 39,500 sq. ft. site located <br />on the northeast corner of Bernal Avenue and Pleasanton Avenue <br />from the "A" (Agricultural) to the PUD (Planned Unit Development) <br />- Office District, or to any other zoning district consistent with <br />the General Plan. <br />The roll call vote was as follows: <br />AYES: Councilmembers Brandes, Butler, Mohr, Tarver and Mayor <br /> Mercer <br />NOES: None <br />ABSENT: None <br />ABSTAIN: None <br /> <br />Item ~C <br />PUD-89-11, Kaiser Tech, Application for Phase I development plan <br />approval and to rezone an approximately 80-acre site located at <br />6177 Sunol Blvd from the I-P (Industrial Park) District to the PUD <br />(Planned Unit Development) - Industrial District or to any other <br />zoning district consistent with the General Plan <br /> <br />Consider Adoption of Negative Declaration <br /> <br /> Mr. Swift presented his report (SR 89:446) regarding the <br />matter. <br /> <br /> Mr. Mercer declared the public hearing open on the <br />application and the negative declaration. <br /> <br /> Mr. Robert Burke, General Manager for Real Estate for Kaiser <br />Tech, stated that he would answer any questions on the project. <br /> <br /> Mr. Brandes commented that the Kaiser property is considered <br />a community asset and that he would like to see the lake and the <br />park remain intact. <br /> <br /> Mr. Tarver expressed some concern regarding the Floor Area <br />Ratio (FAR) being fairly high at 50%. <br /> <br /> Mr. Burke replied that this is the first phase, which <br />separates the parcel with the improvements that currently exists <br />from the remainder. The second phase would be to come back with <br />the master plan for the remaining parcel. At present, the current <br />buyer is planning to ask for an amendment to the General Plan to <br />Residential on a portion and Industrial/Commercial for another. <br />It would then be highly unlikely to have an overall 50% FAR. <br /> <br /> A discussion ensued between Council and staff regarding the <br />rezoning of Phase I, the parking area ratio and the preservation <br />of the park and the pond. <br /> <br /> -4- <br /> 10-31-89 <br /> <br /> <br />
