391 <br /> <br />Item 6b <br />PUD-81-30-44D, Prudential Development Group, Application for <br />design review approval for a 145,000 sq. ft. office and R & D <br />buildinq complex proposed to be located on a lO.28-acre site <br />located at the southeast corner of Willow Road and Stoneridge <br />Drive <br /> <br /> Mr. Swift presented his report (SR 89:429) regarding the <br />matter. <br /> <br /> Mr. Mercer declared the public hearing open on the <br />application. <br /> <br /> Mr. Don Marks of Prudential Property Company, 4309 Hacienda <br />Drive, stated that the project will be a good asset to Hacienda <br />Business Park as well as to the City of Pleasanton. He then <br />introduced Mr. A1 Chamorro of Hallenbeck, Chamorro & Associates, <br />and Mr. T. J. Bristow of Brittania Development, and offered to <br />answer any inquiries regarding the project. <br /> <br /> Ms. Phyllis Couper, 6525 Alisal Street, inquired if there <br />would be any businesses in the R & D building that would be using <br />toxic, hazardous or radioactive materials which would be released <br />to the air, the ground or the sewer system. <br /> <br /> Mr. Marks answered that Prudential is stringent with regard <br />to its CC&Rs, to the type of tenants and to the uses the project <br />would have. The company shared the same concerns as the Hacienda <br />Business Park Owners Association and the City of Pleasanton. <br /> <br /> Mr. Mercer commented that the City's Fire Department and the <br />Citizens Environmental Monitoring Committee look into all the <br />environmental activities of the Business Park. <br /> <br /> Mr. Tarver asked the staff if there are any specific <br />conditions on what uses could be put in the R & D building. <br /> <br /> Mr. Swift replied that a full range of R & D type of uses <br />would be allowed, many of which utilized toxic substances. These <br />uses would be subject to the City's Hazardous Materials Ordinance, <br />which require the businesses to report to the Fire Department how <br />these toxic substances are handled and monitored. Radioactive <br />uses are conditionally allowed anywhere in the City. <br /> <br /> Mr. Butler commented that in view of the fact that the State <br />has broadly defined toxic materials, there would be few businesses <br />which do not use toxic materials. <br /> <br /> There being no further testimony, Mr. Mercer declared the <br />public hearing closed. <br /> <br /> -4- <br /> 10-3-89 <br /> <br /> <br />
