3OO <br /> <br /> Mr. Tarver stated that he would like to see a higher <br />percentage of affordable housing by adding more units to a higher <br />density. <br /> <br /> Ms. Mohr inquired if this issue could be addressed at the PUD <br />level as well. <br /> <br />Mr. Swift replied that it could. <br /> <br /> It was moved by Mr. Brandes, and seconded by Ms. Mohr, that <br />Resolution No. 90-114 be adopted, approving GP-90-2, the <br />application of Joseph W. Callahan, Jr., to amend the land use <br />element designation of the General Plan from General and Limited <br />Industrial to High Density Residential for the 4.26 acre site <br />located at the southwest corner of Rheem Drive and Oakland <br />Avenue. <br />The roll call vote was as follows: <br />AYES: Councilmembers Brandes, Mohr, Tarver and Mayor Mercer <br />NOES: None <br />ABSENT: Councilmember Butler <br />ABSTAIN: None <br /> <br /> Mr. Brandes commended Mr. Callahan for his vision and <br />foresight which has contributed positively to the growth and <br />development of the City. <br /> <br />Item 6f <br />PUD-90-6. Division Street Partners. Application for PUD <br />DeveloPment Plan Approval to Construct Nine Detached Single-Family <br />Dwelling Units on an Approximately 1.1 Acre Portion of an <br />ApProximately 2.4 Acre Site Located at 1045 Division Street, in <br />the Area Generally Bounded by Division Street and the Arroyo del <br />Valle <br /> <br />Consider Adoption of a Negative Declaration <br /> <br /> Mr. Swift presented his report (SR 90:251) regarding the <br />matter. <br /> <br /> Mr. Mercer declared the public hearing open on the <br />application. <br /> <br /> Mr. Ron Winter, Division Street Partners, explained that the <br />project would have nine Victorian style single-family units with <br />30 foot wide entrances on both ends to provide easy access to the <br />site. He then described the landscaping from the south end of the <br />project including the land that would be owned by Zone 7 once the <br />dedication was made. He indicated that there would be a problem <br />with installing 24" and 34" box size trees along the Arroyo, as <br />stated in Condition No. 3d, mainly because of the disturbance to <br />the habitat that they would cause and that 15-gallon trees would <br />result in stronger trees within three years. With respect to <br />Condition No. 4d, he indicated that the way the chimneys are <br />currently designed would be more in character and standing with <br />the architecture than the recommended brick chimneys.
