296

Mr. Brandes inquired if the only major difference between the
staff recommendations to the Council and those presented to the
Planning Commission is the condition that a traffic review and
update would be done at each phase.

Mr. Conroe said yes. He then introduced Mr. Robert Coffee,
Project Architect, to explain the project.

Mr. Robert Coffee, Principal with the architectural firm of
LPA, Inc., presented some slides of the site model and stated that
the main concept of project is campus style development in which
the main office buildings are organized around a major park space.
He then proceeded to describe the architectural design of the
project.

Mr. Mercer inquired how the project would be phased.

Mr. Coffee replied that the phasing ~ould probably include
the two buildings that address the entry drives on Embarcadero
Court and Stoneridge Mall Drive and that the third and fourth
buildings might be considered to complete the encompassing of the
central park space. He added that Mr. David Nelson of Wells Fargo
Bank would speak more about the phasing.

Mr. David Nelson, Wells Fargo Bank, stated that this would be
a quality office project which would provide increased employment
opportunities and increased tax revenues to the City. He added
that the project will participate in funding additional parks and
recreation facilities for the North Pleasanton area. He then
proposed that instead of eliminating the "parking court," referred
to in Condition No. 15, his staff would work with the Planning
staff to modify it and that they would bring it back for approval
after the necessary changes have been made.

Ms. Mohr suggested that the first part of Condition No. 15
could be modified to say "The final design of the 'parking court'
will be reviewed .... "

Mr. Nelson stated that that was acceptable to him.

Mr. Brandes inquired how many jobs the new project would
generate.

Mr. Nelson replied that the first phase, comprising 250,000
sq. ft., would have a potential of about 2,000 positions.

Mr. Tarver asked Mr. Nelson if he would have any problem if
the project were assessed for affordable housing.

Mr. Nelson replied that it was his understanding that the
Development Agreement provides that the project would be subject
to any new assessments that may come up.

- 20 -

6-19-90
