119 <br /> <br />courts off of F Street by reducing the number of units on F Street <br />from 32 to about 20, as recommended in the reduced development <br />alternative proposed in the Draft EIR, and by not extending the <br />courts to avoid further traffic on Hopkins Way, Independence Drive <br />and Sherman Way. She requested that the discussion on the project <br />be continued to give the neighbors and the developers the <br />opportunity to work out a fair and reasonable compromise to the F <br />Street issues. <br /> <br /> Ms. Margo Kelley, 5157 Independence Drive in Ventana Hills, <br />member of the Pleasanton Ridgelands Committee, expressed concern <br />about the impact of the project on her property, on the surrounding <br />neighborhood and on the City as a whole. She indicated that the <br />neighborhood needs to be protected from increasing traffic and the <br />visual impact of the development. <br /> <br /> Fr. Dan Danielson, Pastor of St. Augustine's Catholic Church, <br />indicated that he was not opposed to development but requested that <br />a condition be attached to the development that the units to be <br />built on the five lots on the north side of Angela Street and <br />adjacent to the Church's parking lot be single-story homes. He <br />explained that Angela Street is about ten feet higher than the <br />parking lot and that the eucalyptus trees screening the lot from <br />the neighbors would not sufficiently minimize any impact activities <br />on the parking lot may have on two-story homes across the street. <br /> <br /> Mr. Andy Allbritten, 1152 Hopkins Way in Ventana Hills, agreed <br />with the statements made by Mr. Strickler and Ms. Kelly regarding <br />the Bonde development. He stated that the reduced development <br />alternative would reduce the amount of grading and filling <br />required, the potential impact of the natural springs on the <br />Ventana Hills lots, the visual impact of the Bonde Ranch and the <br />traffic on Hopkins Way and Independence Drive. He indicated that <br />the City should look at the developments on Bonde Ridge, Lund Ranch <br />II and the North Sycamore Plan, as well as any future developments <br />beyond Lund Ranch II and the North Sycamore Plan, as one whole. <br />She pointed out that care should be taken in considering the <br />development of the last available open ridgeland close to downtown <br />Pleasanton to assure the maximum benefit for the entire City. <br /> <br /> Mr. Jim Sievers, 3215 Runnymede Court, a Pleasanton resident <br />for 20 years and President of the Parish Council at St. Augustine's <br />Catholic Church, expressed concern about the impact of the Church's <br />activities on the neighbors and reiterated Fr. Danielson's request <br />regarding the five lots on Angela Street. <br /> <br /> Mr. Leonard Hicks, 833 Independence Court in Ventana Hills, <br />stated that the Bonde project has not been mitigated enough to <br />prevent any severe impact to the residents of Ventana Hills and the <br />City as a whole. <br /> <br /> - 13 - <br /> 4-2-91 <br /> <br /> <br />
