157

Mr. Butler indicated that had been done in terms of maximum
number of units. He believed that it would be appropriate to allow
medium density on Parcel 6, 7, 8, and 9, but the setbacks were
important.

Mayor Mercer asked if any other Councilmember were concerned
with the amount of property that had been zoned for commercial. He
believed that the entrance to these homes should not be commercial.
He felt that this entrance should be very attractive. He suggested
the area be bermed and grass, with perhaps residential zoning.

Mr. Tarver asked if it were to be residential, would it be low
density designation, 12,000 or 15,000 sq. ft. He then asked if
Parcel 1 would be medium density because it was so close to the
other medium density lots.

Mayor Mercer agreed with either 12,000 or 15,000 square foot
lots.

Mr. Butler was concerned that the lots that are adjacent to
Sunol would need to be larger. He agreed with residential being
placed there. Access would have to be designed off Sycamore Road.

Mr. Tarver thought the road should be moved north of the
agricultural area and taken through the area that is likely to be
developed as low residential. He referred to the 12,000 sq. ft.
lots south of the road that is next to agricultural. He would
rather those be 15,000 square foot lots (Parcels 11,17,18). If
Council approved the Planning Commission's recommendation of varied
lot sizes, then he would not be concerned. Mr. Tarver indicated
that he did not agree with having 52 units total. He wanted this
area to have the same look as Rosepoint and agreed with single
story homes. He was concerned there would be too many units.

There was Council consensus that the following actions be
taken:

1. Parcels i through 9 be designated a as medium density
residential with a maximum of 3 to 4 units per acre (52
units); subject to further environmental review and
analysis.

2. Parcels 11, 17 and 18 be changed to 15,000 square foot
lots.

3. The eastern end of the new street is to be extended into
the south and the upper road is to be extended to the
north; a review is to be initiated as to where the road
will be located to the east and south.

3/17/92 15
