74 <br /> <br /> The Council present was unanimous that the major developers <br /> should acquire the land for and develop a park in the area, and be <br /> reimbursed by other property owners as they develop their <br /> properties. <br /> <br /> Condition C <br /> Calculating density in Planned Unit Development - Low Density <br /> Residential fPUD-LDR) area as two-units per PUD-LDR qross acreaqe, <br /> with a minimum parcel size of 15,000 square feet. <br /> <br /> Mayor Mercer stated that it would be difficult to determine at <br /> this time which properties should be 12,000 sq. ft. or 10,000 sq. <br /> ft. He felt that the request to have larger setbacks from <br /> properties on Hopkins was appropriate. <br /> <br /> Mr. Tarver asked if this would apply to homes on San Antonio <br /> and San Juan Way. Mayor Mercer answered that he would not object <br /> to that. He would approve 12,000 sq. ft. lots for the School <br /> District property and 15,000 sq. ft. lots for the lots which back <br /> Hopkins Drive. <br /> <br /> Mr. Butler was opposed to approving 12,000 sq. ft for the <br /> School District and 15,000 sq. ft. lots for the others. He <br /> suggested that Council should point out specific areas where more <br /> than average lots sizes are more desirable and then designate all <br /> other lot sizes at 12,000 sq. ft. <br /> <br /> Mr. Tarver said that some of the contour lines indicated that <br /> there should be larger lots in those areas where no retaining walls <br /> are proposed. <br /> <br /> Ms. Scribner felt that all of the lots should be 15,000 sq. <br /> ft. <br /> <br /> Mayor Mercer supported the School District. He felt that this <br /> would be a way for it to get the monies needed. He suggested <br /> 12,000 sq. ft on the School District site, 15,000 sq. ft. for the <br /> homes backing on Hopkins, and the remaining homes be a minimum size <br /> of 12,000 sq. ft., except and for those that could be contoured, or <br /> able to hold a larger lot. <br /> <br /> Mr. Butler stated that he was addressing minimum lot sizes, <br /> not average lot sizes. He wanted to see specific area layouts <br /> where 12,000 sq. ft. lots would be appropriate; the rest of the <br /> properties would be 15,000 sq. ft. He agreed to approve generally <br /> the School District property with 12,000 sq. ft. lots but indicated <br /> that there may a portion of that property which may not be able to <br /> meet that standard because it was too steep. <br /> <br /> 2/4/92 <br /> 20 <br /> <br /> <br />
