4

Ms. Mohr asked if there would be a room or space within the
development for seniors to sit and visit. She asked that Mr. '
Madden talk with staff about adding a few square feet by the
laundry room to provide a room with some card tables etc. for the
seniors while they were waiting for their laundry.

Mr. Madden agreed. He commented that a room such as that was
not included because it was felt that the location of the site was
close to downtown and a park, which were amenities to the project.

Robert Cortz, 262 W. Angela, spoke in favor of this
application. He referred to Exhibit B, Conditions 6 & 9 and asked
how these applied.

Mr. Swift explained Condition 6 would be a recorded instrument
that would guarantee low income units and is required prior to the
issuance of a building permit~ He stated that Condition 9 referred
to the requirement of a current title report because many of the
lots in the area are not marked according to the surveys.

Florence Nerton, 462 St. Mar~ Street, was opposed to the
density of the project and it being two stories in height. The
project would be directly in front of her home and her view of the
hills and the evening breeze would be blocked. She was not opposed
to senior housing but felt that this was not the appropriate
location. She disagreed that being close to downtown was an ....
amenity because there is no longer a grocery store.

Jan Bachelor, 644 St. Mary Street, spok~e in opposition to the
project. She was pleased with the design and tAnBe of housing but
felt that this was not an appropriate site. She stated that this
area was zoned as R-1 Residential and should stay that way. She
was concerned that this City could become overplanned.

Mr. Madden stated that providing affordable housing in
Pleasanton was not easy. He felt that this was a good project with
a great location and it would help provide affordable housing.

There being no further testimony, Mr. Mercer declared the
public hearing closed.

Mr. Butler asked staff if this area was designated "High
Density" in the General Plan.

Mr. Swift answered yes.

Ms. Mohr referred to the General Plan Review study and asked
if there was consideration in removing the High Density Overlay at
that time.
