(SR92:188)

Mr. Mercer declared the public hearing open on the
application.

Mike Madden, 2776 Hartley Gate Court, explained that' the
proposed senior housing project was 100% affordable. Fifteen
percent of the units were to be made available at the "very low"
level. He agreed to work with staff to .explore ways to get-more
.very low" units out of the project. He felt that if that was not
possible, 15% of very low units was still very ambitious. He
agreed to remove some of the fruit trees at the neighbors' request
and he increased the parking capacity from 14 to 19 spaces. Hehad
also added more wood articulation to enhance the building while
remaining consistent with the neighborhood and has reduced the
height of the end units to one story. Mr. Madden indicated he
would comply and agreed with the staff report and conditions of
approval.

Mr. Tarvet asked Mr. Madden to describe why it was not
possible to move the parking towards the interior of the site.

Mr. Madden explained that because of the design of the site,
the lot would be too small for cars to turn around. He felt that
the units clustered in the middle of the parking provides more of
a common area. Keeping the traffic in one area is much safer.

S/5/92 3
