234 <br /> <br /> Mr. Pico asked how many 7,000 square foot homes are in the <br /> City of Pleasanton. <br /> <br /> Mr. Swift answered approximately six. Most of the larger <br /> homes are well hidden within half acre lot subdivisions. <br /> <br /> Mr. Pico asked what would be considered a large home, if a <br /> medium sized home is 7,000 square feet. <br /> <br /> Mr. Swift pointed out that Council had eliminated the word <br /> "medium" and therefore no houses are referred to as medium. When <br /> the original PUD was developed, there were no house sizes <br /> established. The PUD laid out the final lots and established a 25% <br /> floor area ratio which allows the houses to be over 10,000 square <br /> feet. Then the design guidelines came to the Design Review Board. <br /> The guidelines tried to clarify what types of houses could be built <br /> and the architectural style, etc. The size of the houses are being <br /> scrutinized on a case by case basis. <br /> <br /> Mr. Pico asked how the standards were going to be applied now <br /> that the Design Review Board has been eliminated. <br /> <br /> Mr. Swift stated that would be the Council's decision. This <br /> matter will be back before Council the first meeting in February <br /> after the Planning Commission has reviewed the ordinance that will <br /> eliminate the Design Review Board and apportion its duties to the <br /> Planning Commission and to staff. <br /> <br /> Mayor Tarver referred to the visual exhibits given to Council <br /> and asked if the house that he had previously expressed concern <br /> about was the one on the right side of the picture. <br /> <br /> Mr. Swift pointed out the house to Mayor Tarver on a map. <br /> <br /> Mayor Tarver asked if all of the houses shown in the visual <br /> simulations were all of the homes that will be able to be seen. <br /> <br /> Mr. Swift answered that others will be built in that area but <br /> will not be as visible and others not visible at all. He again <br /> pointed those homes out on a map. <br /> <br /> Bruce Springer, 2047 Valley Oak Road, presented Council with <br /> photographs of this area to show that the homes that are under <br /> construction blend well into the hillside. He explained that this <br /> issue had been discussed by a full Council, Planning Commission, <br /> Design Review Committees, property owners and Golden Eagle Farms. <br /> The only thing that had changed since the 7000 square foot limit <br /> was set is that homes are now under construction. Mr. Springer <br /> then explained that Golden Eagle is an upscale community and the <br /> lot prices are among the highest in Pleasanton. He pointed out a <br /> few of the facts that went into the Council's decision to set the <br /> guideline of 7,000 square feet.
