247

have projects that could be completed in 1993. The point of this
program is to employ a lot of people.

Alameda County Board of Supervisors -Ridqe Meetinq

Mayor Tarvet asked for an update of today's meeting.

Ms. Acosta explained that Alameda County did vote to put
together a program that would create an open space area and
establish an urban limit line for the ridge area. The County would
work with Pleasanton and Hayward on this.

~0. MATTERS CONTINUED FOR DECISION

Item 10a
Approval of Subdivision Agreement, Final Map, and Improvement Plans
for Tract 6362, Gal~ns Ranch, A-M Homes (SR92:483)

Mr. Elliott presented the staff report.

Mr. Pico referred to Condition No. 48 and requested that some
modifications be added to the CC&R's to clarify the earthquake
hazard areas. He felt that the City owed a sense of responsibility
to the prospective purchasers of these lots to be sure that they
are aware of potential geological issues. He asked if the
applicant's representative would clarify the actions taken
regarding the lot line adjustment.

Mayor Tarver asked for clarification on calling the bonds and
granting extensions for the Subdivision Agreement.

Mr. Roush stated that the anomaly seems to be with respect to
the fact that the subdivision agreements are typically dated prior
to the time the final map is recorded. For example, if the
subdivision is approved tonight, the Subdivision Agreement gets
dated December 15, 1992, but the final map may not get recorded
until a month later. This would create the situation when the
subdivision agreement will expire before the one year of the final
map. The subdivision agreement could be dated the same date as the
day the final map is recorded.

Becky Dennis, Preserve Area Ridgelands Committee, 838 Gray Fox
Circle, asked if the applicant had met all of the conditions of
approval and how the dedication of Parcel A will affect the four
acre parcel that was recently deeded to the Joel/Greist property.
She mentioned some of the conditions of approval and did not
believe that the applicant has met all of the conditions. She then
referred to the Environmental Impact Report which indicates that
all of the springs should be shown on the geological map and
recommends that the springs should not be maintained by a single
homeowner. Ms. Dennis pointed out that the applicant has deeded

12/15/92 21
