103 <br /> <br /> Mr. Swift said he had no objection to the Council's deleting <br />that condition. <br /> <br /> Mayor Mercer referred to staff recommendation No. 2 and asked <br />if it was the developer's intent to create a private street. <br /> <br /> Mr. Alexander answered yes. <br /> <br /> Mr. Butler pointed out that when Amber Lane is widened, that <br />section of the private street would become public. <br /> <br /> Mr. Alexander was aware of this and added that the developers <br />were offering it for dedication at this time. <br /> <br /> There being no further testimony, Mr. Mercer declared the <br />public hearing closed. <br /> <br /> Ms. Mohr asked that if the area in the house called the <br />mezzanine were deleted, would that make these houses fit with the <br />Planning Commission recommendation for floor area ratios. She did <br />not understand why having a loft in the house was a problem to the <br />Planning Commission. <br /> <br /> Mr. Swift was not sure but thought that the homes would be <br />over thirty percent because there was not that much area in the <br />mezzanine. Mr. Swift said that the Planning Commission did not <br />address having a loft. It reviewed the floor area ratio, height <br />and the mass of the houses with the garages. <br /> <br /> Mayor Mercer asked how much space was between the houses. <br /> Mr. Swift answered 27 to 30 feet. <br /> <br /> Ms. Mohr believed that the side yard setbacks that were given <br />were more generous than City standards. It would seem that the <br />combination of units in the area should be very comfortable with <br />respect to a sense of spaciousness and landscaping. <br /> <br /> It was moved by Mr. Butler, and seconded by Ms. Mohr, <br />approving the homes as proposed with F.A.R.'s ranging from 31.9% to <br />34.2%, excluding three garage parking spaces. <br /> <br />The roll call vote was as follows: <br />AYES: Councilmembers Butler, Mohr, Scribner, and Mayor Mercer <br />NOES: None <br />ABSENT: Councilmember Tarver <br />ABSTAIN: None <br /> <br />10/20/92 5 <br /> <br /> <br />
