PUBLIC HEARINGS <br /> <br />Item 6a <br />AP-92-21 (Z-92-221, Duane Tash) <br />Appeal of a decision of the Desiqn Review Board denyinq an appeal <br />of an application for administrative design review to construct a <br />two-story addition to the existinq residence located at 4922 Black <br />Avenue. (SR 93:24) <br /> <br /> Brian Swift presented the staff report, which described the <br />addition and mitigations made to satisfy the neighbors. Staff <br />recommended approval of the addition. Mr. Swift further indicated <br />Condition #1 of the Conditions of Approval be modified to show <br />exhibits dated January 11, 1993 <br /> ' <br /> Ms. Scribner stated that staff had preferred the addition over <br />the garage. <br /> <br /> Mr. Swift replied that was more traditional, however in this <br />case, the addition over the garage was not used due to the <br />objection of the neighbors across the street. There are many other <br />locations in Pleasanton where additions were placed in the back of <br />the structure. <br /> <br /> Mr. Pico asked if this project meets all City standards. <br /> <br /> Mr. Swift indicated that it exceeds the sideyard set back by <br />three feet, the rear yard setback by eight feet, is well under the <br />floor area ratio limit and is under the roof height limit. <br /> <br /> Ms. Mohr asked if an addition of the same square footage could <br />have been done on a one story level. <br /> <br /> Mr. Swift indicated the existing pool in the rear yard <br />prevented that. <br /> <br /> Duane Tash, 4922 Black Avenue, indicated he had been working <br />on this addition for eight months and has tried four design <br />changes. He has tried to please his neighbors, who have very <br />different ideas on the design. It has cost him a considerable <br />amount of money on designs, appeals, storage bills, engineering <br />analysis, etc. He has also had to miss work to prepare for these <br />appeals. He has met numerous times with the appellants and city <br />staff and provided volumes of documents for this "simple" addition. <br />His original design is gone due to all the compromises. He has <br />complied with all city ordinances and the addition has been <br />approved at every step by the City. He further indicated there are <br />19 two-story houses within 500 feet of his home. <br /> <br />01/19/93 5 <br /> <br /> <br />
