44

It was explained that the single story units were at the comers and matched at other
locations throughout the development as required in the conditions of approval.

Ms. Mohr inquired about the condition on street trees and why the builder was not
installing them.

Mr. Ghielmetti explained that the developer would pay for the trees, but the condition
was to make sure the property owners did not remove the trees once they were planted.

Mr. Pico wanted clarification on the size of the street and if there were sidewalks on both
sides of the street.

Mr. Swift stated the streets were 36 feet with sidewalks on both sides. The smaller loop
streets were 32 feet, with no parking on one side.

Mr. Ghielmetti indicated that if this project is approved, the allocation for Robertson
Homes' 416 unit Phase H would be removed from growth management. Signature will apply
for growth management approval in February.

Maudalene Marshall, 1404 Elliott Circle, was in favor of the project. She liked the mix
of units and the availability of affordable housing to entice future employers. She also believed
it was good to have access to transportation. This project with the 15 1 townhomes at Verona
are good examples of the right type of project for Pleasanton. She believed Pleasanton needs
this now.

Cindy Gyorog, 135 Shoreline Circle #368, San Ramon, and Lori Smith, Dublin,
indicated they work in the Business Park and would like to live there as well.

Karen Fraser Middleton, Hacienda Business Park Owners Association, indicated Hacienda
is a complete environment and it is important to provide housing for the businesses. She read
a letter from Sun Diamond Growers (attached). She mentioned the retail businesses located in
the Park and this housing benefits the retailers. She also pointed out the benefits of being close
to transportation.

George Gunter, 1805 Greenwood Road, referred to Condition #36 regarding the park
requirements. He was in favor of a larger sports park and believed Hacienda was an ideal
location due to traffic circulation. Lights could be installed first to avoid objections from
residents. He encouraged Counc~ to obtain the full 33 acres and believed the people of
Pleasanton would support this site for a sports park.

Bob Moss, 7942 Raccoon Hollow, President of the Ballistic United Soccer Club,
supported this project because of the park and the need for affordable housing. He suggested
facilities in the park include soccer, softball, an aquatic center and a community center. He also
supported putting in field lighting prior to completion of residential units.

09/21/93 14
