6. PUBLIC HEARINGS AND OTHER MATTERS <br /> <br />Item 6a <br />Z-98-296/SPA-98-3~Red Bear, Inc. <br />Application for {1) design review approval to construct a 39-room hotel at 807 Main Street, <br />and (2) for a Downtown Specific Plan Amendment to permit the construction of a three-sto~ <br />building where two-stories is currently the limit. Zoning for the property_ is C-C (Central <br />Commercial)/DowntownRevitalizationDistrict. (SR99:36) <br /> <br /> Because she owns property within the Specific Plan area, Ms. Michelotti abstained from <br />discussion on the Specific Plan and stepped down from the dias. <br /> <br /> Because he may soon own property within the Specific Plan area, Mr. Pico commented he <br />would abstain from the discussion regarding the Specific Plan and the design review and stepped <br />down from the dias. <br /> <br /> Ms. Acosta clarified for the public that comments regarding the third story should be <br />discussed under the specific plan amendment and those concerned about the design and other <br />elements should discuss those during the design portion of the application. <br /> <br /> Mayor Tarver said the aspects regarding three stories in the Specific Plan area will be <br />discussed first and then the design of the building will be discussed. <br /> <br /> Brian Swift presented the staff report. <br /> <br /> Ms. Dennis asked if staff could be more specific about the height limitations in the current <br />Specific Plan and the relationship between that and a three-story building. <br /> <br /> Mr. Swift said the existing Specific Plan only lists the number of stories. It does not have a <br />height limitation; it limits buildings to two stories. The zoning regulations for the downtown area <br />limit buildings to a forty-foot height. Staff is proposing the height stay at forty feet whether it is <br />two or three stories. <br /> <br /> Ms. Dennis asked if there were other buildings in the downtown area that are currently forty <br />feet high. <br /> <br /> Mr. Swift mentioned several buildings in the downtown area, portions of which exceed <br />forty feet. <br /> <br /> Mayor Tarver asked staff to explain the approval process if this amendment were adopted. <br /> <br />Pleasanton City Council 7 03/02/99 <br />Minutes <br /> <br /> <br />
