He does not believe the City of Pleasanton has done a <br /> professional economic analysis of the land to determine the exact value of the land and what <br /> should and should not be done on the property. Mr. Gunter asked the City to follow the <br /> Steering Committee's recommendation to get an economic analysis done on the property. At <br /> that point, perhaps it would prove that Pleasanton could purchase the property. Mr. Gunlet <br /> stated the Steering Committee recommendation on circulation recommended Valley Avenue <br /> extend through the property connecting to Sunol Blvd. as a four-lane arterial. The proposal is <br /> only a two-lane street. Another recommendation was that another freeway off-ramp be <br /> constructed direc~y into the development. A third recommendation was that a service road be <br /> constructed along the freeway. <br /> <br /> Ronald Miekaels, 823 Rose Avenue, voiced his opposition to the plan because of traffic <br /> concerns on Bernal Avenue. He feels the traffic will be worse after the development, and <br /> adding more lanes to Bernal would create an eyesore. He stated he would rather pay more <br /> property taxes in order for the City to purchase the property. <br /> <br /> Connie Schrader, 1811 Tanglewood Way, believes that if the property is developed, we <br /> will lose Pleasanton's unique quality, and there is no going back. She asked that this not be <br /> taken away. <br /> <br /> I. W. Callahun, 5674 Stoneridge Drive, thanked the decision makers for bringing forward <br /> a plan that would be more acceptable to the majority of the citizens of Pleasanton. He is also <br /> concerned about the economics of the plan and some of the comparative analyses done on the <br /> plan. Mr. Callahun advised that it is difficult to view such plans and realize how much open, <br /> green space will be left. He also is concerned about the amount of commercial use along <br /> Bernat, and is interested in the idea of moving the commercial area to the west side of the <br /> freeway. He also likes the golf course located at Bernal. He ended by stating that although no <br /> one in Pleasanton would want to have the property developed, San Francisco does have property <br /> rights and it could ultimately take the project to the County. He feels that a tremendous amount <br /> of compromise has been made. <br /> <br /> Dorene Paradiso, 3168 Paseo Granada, feels there is room for more negotiation, but also <br /> commended the Committee of Decision Makers for moving in the right direction. Ms. Paradiso <br /> cautioned against using past community surveys regarding this property. She feels it is not <br /> practical or realistic to try and purchase this parcel, in light of the fact that the City didn't <br /> purchase the Del Prado site, the Hacienda site, or the Valley Trails property. She asked the <br /> Decision Makers to try their hardest to negotiate with the other agencies involved and keep the <br /> City out of court. <br /> <br /> Jack Hovingh, 4250 Muirwood Drive, addressed affordable housing issues and open <br />-- space issues. He stated that with only 10% of the housing marked as affordable, the plan <br /> may become inconsistent with the General Plan requirements of 15%.
