Mr. Sweeney indicated the uncertainty is the problem. If this site is allocated a higher <br />trip generation, it means less can be imputed to other lots in the business park and that affects <br />the square footage allowed on those lots. <br /> <br /> Jeffrey Krehbiel, 1300 E. Lewis, Wichita, Kansas, Architect for Summerfield Hotel, <br />referred to conditions regarding design. There have been several design issues raised and <br />changes have been made to the original proposal. He believed that there is considerable <br />variation in the architecture styles and materials in Hacienda Business Park and disagreed that <br />the hotel design should fit in with the style, since there is none. He did not believe adding <br />brackets (Condition 5b) would supplement the style of the building. He disagreed with <br />Condition #5 and #6. He agreed to work with the staff regarding the colors of the building and <br />the roof. They will be lighter than shown on the renderings. He also requested Condition//24 <br />be amended to allow longer construction hours, since the site is surrounded by business uses and <br />not residential areas. <br /> <br /> Ms. Dennis asked which direction the buildings would face and indicated the western <br />exposure will not have any shadows unless the caves are extended. <br /> <br /> Mr. Krehbiel indicated all entries and windows are recessed about twelve feet from the <br />face of the roof and the corners are the only locations without overhangs of some sort. <br />Walkways on the second and third floor will create a shadowline. They tried to create contrast <br />in the roof lines, etc. They were not designed for sun control, merely to give interest. <br /> <br /> Ms. Michelotti referred to discussion at the Planning Commission regarding extending <br />the caves which would require a change to the roof pitch. <br /> <br /> Mr. Krehbiel explained that eaves would change the way the roof was framed, not the <br />pitch. <br /> <br /> Angelina Summers, 4750 Sutter Gate Avenue, spoke in support of this proposal. She <br />indicated the company she works for would benefit from a hotel like this and pointed out there <br />are convenient services nearby for the occupants of the hotel. She liked having the entrance on <br />Chabot Drive. <br /> <br /> Ms. Dennis suggested approving a lower trip generation and performing a study in the <br />future. Adjustments could be made if necessary. <br /> <br /> Mr. Sweeney stated there is a finite amount of development left in Hacienda Business <br />Park and they have to impute less trip generation to each lot based on this project. He agreed <br />a study could be done later, but in the interim he urged adoption of the lower trip generalion <br />figure. <br /> <br /> Ms. Mohr stated that if it turns out there is a higher rate Mr. Sweeney would have to <br />deduct square footage from the last lot developed. <br /> <br /> - 7 - 11/05/96 <br /> <br /> <br />
