He continued that the uses and tenants are established and Reynolds & Brown hopes to <br />get building and/or grading permits as soon as possible. He referred to Condition #3 and <br />indicated the desire to move ahead with construction of the retail buildings while the issue of the <br />cul de sac is being resolved. He also referred to Attachment A-l, which lists allowed uses, and <br />requested "consumer electronics" be added to the list. He also responded to Ms. Dennis' <br />question and indicated the developer and tenants are happy with the design and location of the <br />1-580/680 flyover. <br /> <br /> Ms. Mohr requested more landscaping in front of the CompUSA building and wanted to <br />be sure the trees will be taller than the building when they mature. <br /> <br /> Mr. Terrill agreed the building is large and there is room to add trees along the <br />walkways. Staff included that in the conditions. <br /> <br /> Mr. Pico was concerned about traffic at Owens and Hopyard and asked if there would <br />be more traffic lanes. <br /> <br /> Mr. Terrill related discussions with Bill van Gelder, the City Traffic Engineer, and <br />Council then discussed various travel options on the streets in this area and the most efficient <br />routes to the freeways. There was also discussion about changing the hours of construction, so <br />the workers would not impact the intersections at 5:00 p.m. <br /> <br /> Mr. Pico wanted more architectural detail for the CompUSA building on the side facing <br />the freeway and did not like the look of a solid wall facing the freeway or the entrance to <br />Pleasanton. <br /> <br /> Mr. Terrill indicated this building was similar to what was across the street. It had <br />scored concrete with shading; a cornice and arcade/store front elements. Larry Cannon, the ity's <br />reviewing designer, made several comments which were incorporated. He indicated this <br />building is only 25,000 sq. ft. compared to the 102,000 sq. ft. Home Depot building. <br /> <br /> Brian Hirahara, 3650 Mt. Diablo Boulevard, #170, Lafayette, of Lamorinda Development <br />who represent Denny's, supported the project and raised three issues of concern to Denny's: <br />the abandonment of the entire Johnson Court area could decrease access and visibility of <br />Denny's, however the applicant has agreed to abandon just the bulb; condemnation of Denny's <br />property for widening of Owens Drive will only take landscaped area, so he felt Denny's will <br />agree to that; and finally there was concern regarding elimination of the left hand turn movement <br />onto Owens Drive. He said Mr. van Gelder had done a good job providing different access <br />points, but they are concerned about the changes. He had not received a formal response from <br />Denny's corporate headquarters, so could not make any commitments, but he did indicate there <br />was support for the proposed project. <br /> <br />09/10/96 <br /> -6- <br /> <br /> <br />
