Housing Commission to draft a program using the City' s Low Income Housing Fund in creative <br />ways to get permanent low income housing. That is what all these policies are aimed toward <br />achieving. <br /> <br /> Mr. Pico felt if this Planning Commission recommendation were adopted, it would be <br />hard to continue to approve development plans that include a sunset clause. <br /> <br /> Ms. Mohr did not dispute Mr. Pieo's point, however, as apartment projects age, they can <br />no longer command premium rents. New construction has higher rents and typically older units <br />have lower rents. <br /> <br /> Ms. Michelotti referred to the percentage required for moderate income housing at 20 % <br />to be affordable. That makes 35 % of the housing being affordable between the two of these <br />programs. Council rejected an application for new apartments that could provide 35% <br />affordable.
