Mr. Tarver was concerned about flustering homes where people may not want that in <br />terms of the character of the surrounding area. Can wording be added to make development <br />consistent with the surrounding area. <br /> <br /> Mr. Rasmussen felt that was possible. Also, assuming there is a Specific Plan in the <br />South Pleasanton area, the actual parcel sizes could be defined at that time. <br /> <br /> It was moved by Ms. Mohr, seconded by Ms. Michelotti, to modify page H-9, <br />paragraph 2, sentence 3, to read as follows: "The Happy Valley area is designated as Low <br />Density Residential with a two-acre maximum density, with consideration to be given to <br />adjoining land uses." <br /> <br />The roll call vote was as follows: <br />AYES: Councilmembers - Dennis, Michelotti, Mohr, Pico, and Mayor Tarvet <br />NOES: None <br />ABSENT: None <br />ABSTAIN: None <br /> <br /> There was a break at 10:20 p.m. <br /> <br /> The meeting reconvened at 10:30 p.m. <br /> <br />Vineyard Avenue Corridor <br /> <br /> Mr. Rasmussen reviewed the proposed language and indicated the maximum of 480 units <br />was recommended because of the infrastructure costs. He explained subalternative 7. <br /> <br /> Mr. Tarvet asked if the gross developable acres definition were applied, what would the <br />number of units be allowed. He was concerned that setting a maximum of 480 units would yield <br />an expectation that 480 units would be approved. <br /> <br /> Mr. Rasmussen did not think it would result in a change. The Specific Plan for the site <br />would determine the parcel sizes and there would be flexibility in the land use. Mr. Rasmussen <br />felt the 480 units was determined only conceptually because engineering estimates of costs of <br />public services. <br /> <br /> Ms. Mohr felt that Council usually considers a piece of land and determines what makes <br />sense in terms of number of units; she could not recall a time when Council said a certain <br />number of homes would be allowed and then tried to make them fit on the land. She had no <br />problem setting a maximum number of units, but that should then be reviewed on a case by case <br />basis on individual parcels. <br /> <br />07/01/96 <br /> -19- <br /> <br /> <br />
