This is a major improvement to that plan and she really liked the design. Her <br /> one suggestion was to have some roof color variations but the overall color of the homes was <br /> pleasing. Even though the density is higher, she did not think it felt like it. She said automatic <br /> garage door openers were required and the CC&R's require that the cars be parked in the <br /> garages. She supported the project and hoped to be able to address Mr. Saucier's concerns. <br /> <br /> Ms. Mohr asked about the price difference from condo to single-family detached. <br /> <br /> Mr. Crews stated the pricing would be a bit higher but in the same general range as the <br /> townhomes. The homes are designed to fit between the Sienna and Valencia development and <br /> would be ten to fifteen thousand dollan higher in price. <br /> <br /> It was moved by Ms. Michelotti, seconded by Ms. Mohr, that the proposed project <br /> will no have a significant environmental impact and f'mds that the previously approved <br /> Negative Declaration covers this project. <br /> <br /> - The roll call vote was as follows: <br /> AYES: Councilmembers - Dennis, Michelotti, Mohr, and Mayor Tarver <br /> NOES: Councilmember Pico <br /> ABSENT: None <br /> ABSTAIN: None <br /> <br /> Mr. Pico felt that there will be parking problems in the future and thought the Council <br /> will have to resolve neighborhood disputes. He is concerned that famih'es with children will be <br /> brought into the Hacienda Business Park without addressing the needs for parking and park <br /> facilities. The community park site that was being looked at previously isn't available and no <br /> provision has been made for a neighborhood park. He felt the park issue should be resolved <br /> before any modifications or approvals are made. He felt this type of community isolates families <br /> from each other and puts them behind garages. He could support single family homes but felt <br /> too many homes are being squeezed into this project without adequate parking. He encouraged <br /> a redesign be made and asked for the project not to be approved. <br /> <br /> Ms. Dennis stated the five acre neighborhood park would not be adequate for the housing <br /> in the Business Park. The twenty acre park would seem to be the minimum needed to <br /> adequately take care of the recreational needs of that community. <br /> <br /> Ms. Acosta indicated a report on the proposed neighborhood parks is planned for the <br />-- 1/16/96 agenda and the consideration of a community park is still open, pending analysis in <br /> February. <br /> <br /> 01/02/96 -16- <br /> <br /> <br />
