Box 520 <br /> Pleasanton, California 94566-0802 <br /> <br /> Re: Acquisition Proposal - Hacienda, <br /> Santa Rita~ and Stoneridge Interchanges <br /> <br /> Dear Mr. Homolka: <br /> <br /> In accordance with our discussion, the following is my proposal for acqui- <br /> sition of property rights in connection with the above referenced projects. <br /> <br /> 1. I will contact all of the property owners affected by these acqui- <br /> sitions upon receipt of an appraisal from your District. I will <br /> deliver a Statement of the Basis for Determination of Just Compen- <br /> sation which is required for all public acquisition projects, and <br /> secure the necessary conveying docunents which will include a Real <br /> Property Contract, Escrow Instructions, and a Grant Deed. I will <br /> maintain a detailed diary for each parcel. <br /> <br /> 2. In connection with the acquisition, I will require an appraisal <br /> report and a title report on each parcel with a sufficient supply <br /> of the necessary conveying docunents. It is my understanding <br /> that the District will furnish an original and one copy of the <br /> Grant Deed. If your District does not have a standard form of <br /> Real Property Contract, Escrow Instructions, or a Statement of <br /> the Basis for Determination of Just Compensation, I will work <br /> with your District's attorney to furnish you with the necessary <br /> forms. <br /> <br /> 3. If acquisition of all the parcels connot be accomplished through <br /> negotiations, I will work with the District's attorney and will <br /> continue to negotiate with the owners even after a cond~-nnation <br /> action has been filed. In case some parcels have to be secured <br /> through condemnation proceedings, my fee shall be paid after the <br /> District has received the Final Order of Condemnation. <br /> <br />.!T 4. From a review of the project and your letter it is assLrned that <br /> :'~ there are fourteen (14) parcels. My fee to perform the above work <br /> on these parcels will be $1,500.00 per parcel. If any additional <br /> parcels are added, I will perform the acquisition at the same fee <br /> per parcel. <br /> <br /> NOV 2 5 1981 <br /> <br /> <br />
