EXHIBIT A <br /> SCOPE OF WORK <br /> <br /> The scope of work shall be to acquire all necessary right of way <br /> (ROW) following Caltrans and Federal Highway Administration <br /> acquisition procedures for the following traffic improvement <br /> projects: <br /> <br /> 1. Stoneridge Interchange with Interstate 680, <br /> <br /> 2. Santa Rita Road/Tassajara Road Interchange with <br /> Interstate 580, <br /> <br /> 3. Hacienda Road Interchange with Interstate 580, and <br /> <br /> 4. Auxiliary Lanes on Interstate 580 and Interstate 680 in <br /> the City of Pleasanton. <br /> <br />To acquire ROW, Consultant will: <br /> <br /> 1. Contact all of the property owners affected by these <br /> acquisitions upon receipt of an appraisal from the City. <br /> <br /> 2. Deliver a Statement of the Basis for Determination of <br /> Just Compensation which is required for all public <br /> acquisition projects. <br /> <br /> 3. Secure the necessary conveying documents which will <br /> include a Real Property Contract, Escrow Instructions, <br /> and a Grant Deed. <br /> <br /> 4. Maintain a detailed diary for each parcel. <br /> <br />If acquisition of all the parcels cannot be accomplished through <br />negotiations, Consultant will work with the City's attorneys and <br />will continue to negotiate with the owners even after a <br />condemnation action has been filed. In case some parcels have to <br />be secured through condemnation proceedings, fee shall be paid <br />after the City has received the Final Order of Condemnation. <br /> <br />In connection with the acquisition, Consultant will require an <br />appraisal report and a title report on each parcel with a <br />sufficient supply of the necessary conveying documents. City <br />will furnish an original and one copy of the Grant Deed. The <br />City does not have a standard form of Real Property Contract, <br />Escrow Instructions, or a Statement of the Basis for <br />Determination of Just Compensation. Consultant will work with <br />City's attorneys to furnish the necessary forms. <br /> <br /> <br />
