It was moved by Ms. Ayala, and seconded by Ms. Michelotti, to conceptually <br />approve the "Main Street Party" events sponsored by the Pleasanton Downtown <br />Association. <br />The roll call vote was as follows: <br />AYES: Councilmembers ~ Ayala, Dennis, Michelotti, and Mayor Tarver. <br />NOES: None <br />ABSENT: None <br />ABSTAIN: Councilmember Pico <br /> <br />Item 6a <br />PUD-97-08-1M, Kaufman and Broad South Bay, Inc. <br />Application for a modification to PUD-97-08 to allow the increase of a maximum of 224- <br />sq.ft. area to the previously-approved house models in the Ray Street development located <br />at 63, 65, and 73 Ray Street. Zoning for the property is PUD (Planned Unit Development) <br />- C-S/O-HDR (Service Commercial/Office/High Density Residential) District. (SR98: 148) <br /> <br /> Brian Swift presented the staff report. <br /> <br /> Mayor Tarver asked what an additional 224 square feet would do to the price of the <br />houses? <br /> <br /> Robert Freed, Kaufman and Broad, 2201 Walnut Avenue, Suite 150, Fremont, said the <br />additional space would be offered as an option to the buyer. The cost is approximately $200 per <br />square feet and at 224 square feet it would be approximately $40,000. The additional square <br />footage would increase the price of the house, but it would be up to the buyer to decide whether <br />or not the buyer wished to purchase the additional square footage. <br /> <br /> Ms. Ayala asked if he felt most buyers would opt to purchase the additional square <br />footage? <br /> <br /> Mr. Freed felt a fair number of the buyers would exercise this option if it were available. <br /> <br /> Mayor Tarver referred to a memo he received stating Kaufman and Broad would build <br />three 1270 s.f. affordable houses. One unit would sell for $200,000 and the two remaining units <br />would sell for $265,000. <br /> <br /> Mr. Freed recognized Council's concern of adding additional square footage to all the <br />units and whether that would price the homes out of the affordable housing market for the City. <br />He wanted to assure Council if Kaufman and Broad decided to exercise its option to build <br />affordable housing, Kaufman and Broad would be willing to build three units for the price as <br />agreed. <br /> <br />Pleasanton City Council 7 6/2/98 <br />Minutes <br /> <br /> <br />
