Item 6d
PUD-91-11-3M, Standard Pacific of Northern California
Application for a modification of an approved Planned Unit Development to replace 146
clustered, single-family detached dwellings on an approximately 16.1 acre site on the
southeast corner of Stoneridge Drive and Trevor Parkway. Zoning for the property is
PUD-LDR (Planned Unit Development-Low Density Residential) District. (SR98: 128)

Brian Swift presented the staff report.

Mayor Tarver asked if staff could point out the condition referring to the Stoneridge
Drive dedication.

Mr. Swift said Condition No. 28 states that two years from the date of the final map a
right of way for the potential extension of Stoneridge Drive would be reserved. The purpose
is to allow the City Council to decide, in conjunction with the Staples Ranch project, whether
or not Stoneridge Drive will extend along the south bank of the Arroyo Mocho or whether it will
cross at the angle as shown in the existing specific plan.

Mayor Tarver wanted staffs assessment as to whether a decision by the City Council can
be made in two years in regards to what the future of Stoneridge Drive would be. His
understanding of a no decision means there could be houses and the alternative of extending
Stoneridge Drive would then be eliminated.

Mr. Swift said if the Council decides not to modify the plan as it currently exists two
years from the final map, that is correct. He said Council has approximately two years and
several months to review the Staples Ranch application and decide essentially once and for all
where it would like Stoneridge Drive or any other street in that area.

Mr. Pico asked if the time could be amended to say until such time the Staples Ranch
project is adopted by the Council.

Mr. Swift said yes.

Ms. Dennis thought the decision had been made in the Specific Plan as far as Stoneridge
Drive was concerned.

Mr. Swift said yes there has been a specific plan adopted and in the PUD is a condition
that allows two years from the final map approval to make a decision regarding the Stoneridge
Drive extension. The specific plan shows the road extending at an angle across the Arroyo
Mocho to the north and one that would continue along the south boundary to link to Jack London
Boulevard.

Mayor Tarver declared the public hearing open.

Pleasanton City Council 21 05/19/98
Minutes
