Ms. Michelotti asked in regards to the scenarios with the bed and breakfast for 100, were <br />smaller B&B' s considered? <br /> <br /> Ms. Belzer said no, she only considered what she thought the market would bear. <br /> <br /> Ms. Dennis asked how the infrastructure cost would be paid if a development was <br />approved? <br /> <br /> Ms. Acosta said it could be paid through an assessment district. The city would pay for <br />the infrastructure and then get reimbursed. Or other options might be pursued. <br /> <br /> Ms. Belzer said the City would pay for water and parks and the School District would <br />pay for the school through school impact fees. <br /> <br /> Ms. Michelotti asked why the costs varied between the different scenarios and how the <br />infrastructure costs were affected? <br /> <br /> Ms. Belzer said the infrastructure costs are based on approximately 200 units. Under all <br />the scenarios the City and the School District still have to pay for their fair shares. <br /> <br /> Ms. Ayala asked at what point the developer stopped. <br /> <br /> Ms. Belzer said at the combination that brought the costs down to zero for the <br />infrastructure. <br /> <br /> Mayor Tarver asked, if there were 170 high priced houses, would the City be able to <br />drop its share of the infrastructure cost? <br /> <br /> Ms. Belzer said yes. The different scenarios were done because of the uncertainty of unit <br />prices. <br /> <br /> Mayor Tarver asked what the definition was for high priced units. <br /> <br /> Ms. Belzer said the unit prices vary according to lot size and unit size, but the <br />approximate price would be $600,000 and up. <br /> <br /> Mr. Rasmussen said there was some concern about placing high priced homes around the <br />elementary school, community park, and in close proximity to the rock quarry. These areas <br />would likely be mid-priced homes. <br /> <br /> Ms. Belzer said the original report did not mix high and mid-priced homes.
