Mayor Tarver asked if staff felt this was a good conservative estimate of return on the <br /> City's investment. <br /> <br /> Mr. Iremonger said the revenue estimates have not been changed. Staff is comfortable <br /> with the fee schedules regarding the green fees. <br /> <br /> Ms. Acosta said the City is conservative by nature in reviewing the numbers. Staff was <br />pleased with Council's recommendation regarding the pro-rata share. <br /> <br /> Ms. Michelotti said the staff report addresses two loans that will be paid off. <br /> <br /> Mr. Iremonger said at this point there are no projected revenues to pay off these loans. <br />If the golf course does better than anticipated, the money will be used to pay off the loans. In <br />the financing plan is a small amount of capital improvements funds built up as a reserve for <br />future improvements. <br /> <br /> Ms. Michelotti said even though the loan is a long term loan, hopefully the golf course <br />will generate funds to pay the loan off sooner. <br /> <br /> Mr. Higdon introduced two of the property owners, Mrs. Jordan and Mr. Manning. <br />Following approval of the concept, the golf committee has been able to work with the architect <br />to design the clubhouse and facilities that will meet the golf community' s needs and also provide <br />opportunities for a golf course operator. The renderings were reviewed and supported by both <br />the Parks and Recreation Commission and the Planning Commission. He introduced Dave <br />Powerton of the architectural firm designing the clubhouse and other facilities. <br /> <br /> Dave Powerton gave a brief presentation regarding the architecture. <br /> <br /> Ms. Michelotti asked about the berming. <br /> <br /> Mr. Powerton said there is a narrow cart path with a berm around it. <br /> <br /> Ms. Ayala asked if the roof would only be visible from the clubhouse. <br /> <br /> Mr. Powerton said on the approach to the clubhouse the site plan is designed so the eye <br />goes to the main building. From another direction the landscaping will hide the walls and roof <br />of the clubhouse. <br /> <br /> Ms. Dennis if there was any place for public art. <br /> <br /> Mr. Powerton said yes. <br /> <br />Pleasanton City Council 24 07/07/98 <br />Minutes <br /> <br /> <br />
