additional parking shall void the Design Review Board approval granted to this project. 9. That this project is subject to approval of Case V-87-31. 10. That the applicant shall dedicate to the City for street right-of-way purposes, a seven and one-half foot wide (7.5') parcel of land along the Railroad Street frontage of this development per the precise plan line or as otherwise required by the City Engineer. 11. That the applicant shall, at the option of the City Engineer, install, make an in-lieu payment for the cost of, or enter into a deferred improvement agreement for the required public improvements along the Railroad Street frontage of the development including any required transitions. 12. That the street cross-section for Railroad Street shall include, from center-line, a twelve foot wide traffic lane, an eight foot (8') wide parking lane, and an eight foot (8') wide sidewalk unless otherwise approved by the City Engineer. 13. That the applicant shall exchange the trash enclosure with the open compact parking space located along the western property line. The final design of this exchange shall be depicted on the final landscape plan which shall be submitted for review and approval of the Planning Director prior to the issuance of any building permits. 14. That the applicant shall be subject to all the recommendations contained with the specific tree study, that accompanies this project. 15. That this case is subject to all Standard Conditions of Development, attached hereto and made part of this case by reference, except Conditions 12, 13, 14, and 29. 16.
