additional parking shall void the Design Review <br /> Board approval granted to this project. <br /> <br /> 9. That this project is subject to approval of Case <br /> V-87-31. <br /> <br /> 10. That the applicant shall dedicate to the City for <br /> street right-of-way purposes, a seven and one-half <br /> foot wide (7.5') parcel of land along the Railroad <br /> Street frontage of this development per the precise <br /> plan line or as otherwise required by the City <br /> Engineer. <br /> <br /> 11. That the applicant shall, at the option of the City <br /> Engineer, install, make an in-lieu payment for the <br /> cost of, or enter into a deferred improvement <br /> agreement for the required public improvements <br /> along the Railroad Street frontage of the <br /> development including any required transitions. <br /> <br /> 12. That the street cross-section for Railroad Street <br /> shall include, from center-line, a twelve foot wide <br /> traffic lane, an eight foot (8') wide parking lane, <br /> and an eight foot (8') wide sidewalk unless <br /> otherwise approved by the City Engineer. <br /> <br /> 13. That the applicant shall exchange the trash <br /> enclosure with the open compact parking space <br /> located along the western property line. The final <br /> design of this exchange shall be depicted on the <br /> final landscape plan which shall be submitted for <br /> review and approval of the Planning Director prior <br /> to the issuance of any building permits. <br /> <br /> 14. That the applicant shall be subject to all the <br /> recommendations contained with the specific tree <br /> study, that accompanies this project. <br /> <br /> 15. That this case is subject to all Standard <br /> Conditions of Development, attached hereto and made <br /> part of this case by reference, except Conditions <br /> 12, 13, 14, and 29. <br /> <br /> 16.
