Attachment "A" <br /> Case Z-87-564 <br /> 1/13/88 <br /> <br /> 1. That the development be substantially as shown on <br /> the plans, Exhibit A, on file with the Planning <br /> Department. <br /> <br /> 2. That the final color scheme for the project be <br /> submitted for review and approval of the Planning <br /> Director prior to the issuance of any permits. <br /> Said scheme shall include a dark trim color with a <br /> lighter wall color unless otherwise approved by the <br /> Planning Director. <br /> <br /> 3. That the applicant install landscaping within the <br /> private ground floor patio areas for the two <br /> westernmost units. <br /> <br /> 4. That red curbs and/or "No Parking" signs as <br /> required by State law to enable enforcement as a <br /> fire lane be installed in all appropriate locations <br /> within the parking area to insure clear vehicular <br /> access at all times. <br /> <br /> 5. That the applicant shall submit an application for <br /> a comprehensive sign program for the retail <br /> commercial portion of the building prior to <br /> installation of any signage. <br /> <br /> 6. That the applicant shall install a new, 6' tall <br /> fence around the entire project site, except that <br /> all or portions of the southerly boundary fence <br /> shall be masonry and of a height/design to achieve <br /> an effective noise and privacy wall between the <br /> subject site and the residence to the south. The <br /> location and design of this fence shall be <br /> submitted for review and approval of the Planning <br /> Director prior to issuance of any building permits. <br /> <br /> 7. That the applicant shall submit a final landscape <br /> plan for review and approval by the City's <br /> Landscape Architect and Planning Director prior to <br /> issuance of any building permits. Said plan shall <br /> include plant and tree species that are <br /> characteristic of the downtown area. Included on <br /> the plan shall be replacement street trees along <br /> Railroad Street in a location and number acceptable <br /> to the City Engineer. <br /> <br /> 8. That the approval of this project is subject to the <br /> applicant receiving City Council approval for an <br /> in-lieu parking agreement for all required on-site <br /> parking that is not included within the project. <br /> Failure to receive Council approval for this <br /> <br />Case Z-87-564, 1/13/88 <br /> <br /> <br />
