11. The service station facilities shall be adjusted to maximize <br /> the landscaping area between the future new sidewalk and the <br /> fuel dispenser islands closest to the Santa Rita Road <br /> frontage. <br /> <br />12. That the developer shall be responsible for his fair share <br /> costs of improvements related to the construction of the <br /> right-turn/deceleration lane as determined by the City <br /> Engineer. <br /> <br />13.
