That the development shall substantially conform to the plans <br /> and elevations on file with the Planning Department except as <br /> modified herein. <br /> <br /> 2. That a final landscaping plan shall be submitted to the <br /> Planning Director for review and approval prior to the <br /> issuance of a building permit. <br /> <br /> 3. That the final design of the trash/storage enclosures shall <br /> be submitted to the Planning Director for review and approval <br /> prior to the issuance of a building permit; the design of <br /> said enclosure shall be architecturally and materially <br /> compatible with that of the main service building. <br /> <br /> 4. That a lighting plan shall be submitted to the Planning <br /> Director for review and approval prior to the issuance of a <br /> building permit; the plan shall include provisions for <br /> non-glare lighting affecting the adjacent street traffic <br /> circulation. <br /> <br /> 5. That this approval does not include signage and that a <br /> comprehensive signing program be submitted for review and <br /> approval by the Design Review Board. <br /> <br /> 6. That the development shall comply with the applicable <br /> requirements of the Fire Code and the Hazardous Materials <br /> Storage Ordinance. <br /> <br /> 7. That all vehicle maintenance and repair activities conducted <br /> on the premises shall be performed entirely within the <br /> service building. <br /> <br />8. That the sidewalk area adjacent to the site shall be <br /> available for pedestrian circulation at all times during the <br /> construction period unless approved by the City Engineer and <br /> that the sidewalk shall be repaired to City standards prior <br /> to occupancy of the service station. <br /> <br />9. That there be no outside storage of automotive accessories, <br /> supplies, or similar items on the premises. <br /> <br />10. The applicant shall dedicate to the City of Pleasanton, for <br /> street right-of-way purposes (future deceleration lane and <br /> right-turn lane as required by City Engineer), a twenty-four <br /> foot (24') wide parcel of land along the Santa Rita Road <br /> frontage of this development; the location of proposed <br /> improvements shall be designed on the basis of the new <br /> property line. <br /> <br /> - 1 - <br /> <br /> <br />
