36. A 10' wide sidewalk with tree wells shall be installed on the <br /> north side of Crellin Road from "Montevino Drive" to <br /> "Crestablanca Drive," unless otherwise approved by the City <br /> Engineer during final design, in order to minimize landscape <br /> maintenance requirements. <br /> <br />37. A 10" water main shall be installed in Montevino Drive unless <br /> otherwise approved by the City Engineer. <br /> <br />38. Approval for the design, height, and location of the proposed <br /> retaining walls along the north property line of Crellin Road <br /> shall be withheld pending final design and approval by the City <br /> Engineer and the Planning Department. <br /> <br />39. The grading and drainage plans required as part of the <br /> improvement plans for this development shall include a grading <br /> study for the undeveloped land between this tract and tract 5188, <br /> Foxborough Estates. This grading study shall demonstrate the <br /> feasibility of stepped grading from this tract to the existing <br /> pad levels in Foxborough Estates without resorting to any massive <br /> slope banks. The plan shall be reviewed and approved by the City <br /> Engineer and the Planning Department prior to the approval of a <br /> final map for Tract 5835. <br /> <br />40. The grading plan for this tract shall provide for, where <br /> possible, the abandonment of the existing drainage swales and the <br /> existing fences along the adjacent tract to the east. <br /> <br />41. The proposed public utility easements shall be increased from 10' <br /> to 15' in width unless otherwise approved by the City Engineer. <br /> <br />42. The developer shall comply with the base mapping requirements of <br /> Engineering Services and the Fire Department. <br /> <br />43. Crellin Road shall be completed to the satisfaction of the City <br /> Engineer across the frontage of this development. <br /> <br />44. The water system and sanitary sewer system within this <br /> development shall be public and be maintained by the City upon <br /> completion and acceptance. <br /> <br /> The storm drainage system within public street rights-of-way and <br /> within approved public service easements shall be public and <br /> maintained by the City. <br /> <br /> <br />
