AGREEMENT PROVIDING FOR STABILIZATION <br /> OF MOBILE HOME SPACE RENTS <br /> <br /> THIS AGREEMENT is entered into this 19th day of January , <br /> 1988 by and between the following parties: <br /> <br /> 1. D. E. OZBIRN and MARY JANE OZBIRN as owners of <br /> Pleasanton Mobile Home Park, 4202 Stanley Boulevard, Pleasanton <br /> (A.P.N. 946-1691-1-1); <br /> <br /> 2. EDMUND S. GIL and BARBARA H. GIL as owners of Fairview <br />Trailer Park, 785 Rose Avenue, Pleasanton (A.P.N. 94-127-36-1); <br /> <br /> 3. KALMA B. BUSK, as owner of Vineyard Mobile Villa, 3263 <br />Vineyard Avenue, Pleasanton (A.P.N. 946-1250-14-7); and <br /> <br />(The parties listed from #1 through #4 may hereinafter be <br />referred to as "Park Owners".) <br /> <br /> 4. RICHARD H. MCDONNELL, as general partner for Hacienda <br />Mobile Home Park, a limited partnership, as owner of Hacienda <br />Mobile Home Park, located at 3231 Vineyard Avenue, Pleasanton <br />(A.P.N. ), hereinafter referred to as "Park <br />Owners"), <br /> <br /> 5. PLEASANTON MOBILE HOME OWNERS ASSOCIATION, a California <br />nonprofit corporation, (hereinafter referred to as "Home Owners") <br />and <br /> <br /> 6. THE CITY OF PLEASANTON, a municipal corporation, <br /> (hereinafter referred to as "City"). <br /> <br /> RECITALS <br /> <br /> A. It is recognized that there are four (4) mobile home <br />parks within the City of Pleasanton. <br /> <br /> B. The City of Pleasanton contends that there are a limited <br />number of vacant spaces in these parks and that there are few <br />additional mobile home park spaces available in the County and <br />adjoining communities. <br /> <br /> C. Some space rents have increased in the past several <br />years at a faster rate than the increase in inflation. <br /> <br /> D. The City of Pleasanton believes that due to the lack of <br />a significant vacancy factor and the high cost of moving mobile <br />homes owned by the home owners in the parks, they do not have an <br />alternative of relocating to other parks in which rents may be <br />more reasonable. <br /> <br /> E. A number of mobile home owners are senior citizens, some <br />of whom are living on fixed incomes. <br /> <br /> - 1 - <br /> <br /> <br />
