Mr. John Steinbuch <br />March 23, 1988 <br />Page 2 <br /> <br />Competincj Communities Considered: <br /> <br />During the search by these companies for relocation space, 70%-of the <br />other communities considered were in the East Bay. Of these <br />communities, almost all were in the Interstate 680 corridor. 5an Ramon <br />and Walnut Creek were three times as likely to be considered as any <br />other competing community. <br /> <br />Own / Lease: <br /> <br />Of the 16 respondents, only six owned their space versus ten which <br />leased. However, the six that owned the space accounted for 1.65 million <br />square feet, or 76% of the total. This illustrates that the larger the <br />need, the more likelihood that the prospect will choose to buy rather than <br />lease. In several cases, the purchasers saw Pleasanton as an excellent <br />investment in real estate for their company. <br /> <br />Employment Growth: <br /> <br />The total number of employees represented by these companies was 6,800. <br />This equates to approximately one person for every 250 square feet which <br />was used. Growth in both employees and space ranged from zero to 600% <br />since their relocation. Average growth for these companies would <br />probably be in the 20% per year range. This is higher than normal and <br />correlates with several of the reasons companies have relocated here. <br /> <br />Primary Activity at Location: <br /> <br />The major function of their local offices were in descending order of <br />frequency. <br /> <br /> I, Administration 2, Sales <br /> 3, Research and Development 4. Headquarters Operation <br /> <br />Business Relocated From: <br /> <br />With the exception of two respondents, one of which was a new business, <br />all of the companies have relocated from elsewhere in the Bay Area. The <br />single location from which more companies moved than any other was San <br />Francisco, with four companies coming from the City. Seven respondents, <br />over one-half of those relocating, were formerly in other East Bay <br />communities. Most of those relocations were from along the Interstate 680 <br />corridor. <br /> <br /> <br />
