Exhibit "A" <br /> Case Z-88-268 <br /> Resolution No. 88-438 <br /> September 6, 1988 <br /> <br />1. The project shall be substantially as shown on the Grading <br /> Plan, Site Plan, Floor Plans, and Mall Shop elevations dated <br /> 6/8/88, and the Nordstrom building entry treatments and <br /> elevations dated 7/7/88, except as modified by these <br /> conditions. <br /> <br />2. The final brick colors and coursing scheme for the Nordstrom <br /> building shall be subject to the review and approval by the <br /> Planning Director prior to issuance of a building permit; the <br /> lighter brick color (top two levels) shall be as close to <br /> identical to, or compatible with, the exiting brick veneer on <br /> the center. <br /> <br />3. A preliminary landscape plan shall be submitted for review <br /> and approval by the Planning Director prior to issuance of a <br /> building permit; the landscape plan shall utilize a planting <br /> scheme and plant palette equivalent to that used in <br /> equivalent locations in the existing center. The preliminary <br /> landscape plan shall show the landscape scheme for the entry <br /> areas at the three Nordstrom entrances as well. <br /> <br />4. The parking lot plan shall be as shown on the revised site <br /> plan, dated "received" August 9, 1988, except that the most <br /> southerly tier of parking spaces shall be angled for use by <br /> "eastbound" driveway users. In the event the City Engineer <br /> determines that parking lot use causes stacking problems on <br /> Stoneridge Mall Road at Embarcadero Court due to interference <br /> with left turn movements from Stoneridge Mall Road entering <br /> freely into the parking lot, the developer/owner shall modify <br /> the parking lot configuration in a manner acceptable to the <br /> City Engineer to eliminate the stacking problem. <br /> <br />5. In the event that site grading requires removal of dirt from <br /> the undeveloped portions of the site, the areas from which <br /> dirt was removed shall be graded to a flat condition <br /> satisfactory to the City Engineer; should existing, interim <br /> parking areas be disturbed in order to fill the site as <br /> planned, the interim parking areas shall be regraded and <br /> repaved as interim parking facilities. No off-haul or import <br /> of fill material shall take place without the approval of the <br /> City Engineer. <br /> <br />6. Closures of existing parking areas satisfactory to protect <br /> the public health and safety shall take place during <br /> construction. Construction stage measures to keep the <br /> existing center operational while protecting the public shall <br /> be subject to the review and approval of the Chief Building <br /> Inspector. <br /> <br /> <br />
