8. That the final design of all perimeter gates, screen walls <br /> and security fencing be submitted for final review and ap- <br /> proval of the Planning Director prior to issuance of any <br /> building permits. <br /> <br /> 9. That if at any time the Planning Director determines that <br /> insufficient visitor parking exists adjacent to the public <br /> building entrances, then the applicant shall redesign the <br /> parking plan to the satisfaction of the Planning Director. <br /> <br /> 10. That additional trees (24" box size or larger) shall be <br /> planted along the southern property line to screen the van <br /> area. The final number, type and location of these trees <br /> shall be depicted on the final landscape plan to be submitted <br /> for review and approval of the Planning Director prior to the <br /> issuance of any building permits. <br /> <br />11. That at no time shall be proposed use result in noise levels <br /> that exceed the City's exterior industrial standard of 70 <br /> db's. <br /> <br />12. That the applicant shall receive approval of a lot line <br /> adjustment to create the subject 3.4 acre site prior to <br /> issuance of any building permits. <br /> <br />13. That the common 30' wide driveway on the north side of the <br /> project be constructed to its full width in conjunction with <br /> this project. <br /> <br />14. That the striping on Baker Drive be modified to the extent <br /> required by the City Engineer in order to accommodate the new <br /> through movement into the project site. <br /> <br />15. That all interior, building floor drains be connected to the <br /> sanitary sewer system installed with the building, unless <br /> otherwise permitted by the City Engineer or Chief Building <br /> Inspector. <br /> <br />16. That this approval is subject to adoption of the approving <br /> ordinance for Case PUD-85-8-5M. <br /> <br />17. This development is recommended for approval subject to all <br /> of the "Standard Conditions of Development," except for <br /> Conditions No. 7, 12, 13, 14, 29, 33, 35, and 46. <br /> <br />TQ/cf(pud8130.cf2) <br /> <br /> <br />
