Attachment A
September 6, 1988
PUD-85-8-3D

1. That the development be substantially as shown on the plans,
Exhibit A, on file with the Planning Department.

2. That red curbs and/or "No Parking" signs, as required by
state law to enable enforcement, be installed along on-site
access driveways in order to maintain clear access at all
times. Parking is to be limited only to designated striped
parking stalls.

3. That at no time and under no circumstances shall any mechani-
cal equipment, vents, coolers, blowers, exhaust fans, anten-
nae, etc., be allowed to project above the roof parapet of
any of the buildings.

4. That the applicant be responsible for its pro-rata share of
the interim street improvements at the intersection of Santa
Rita Road and Pimlico Drive and the intersection of the WBI-
580 off-ramp and Tassajara Road, as determined by the City
Engineer. Payment of this pro-rata share shall be made when
directed by the City Engineer.

5. That the proposed traffic mitigation measures for Hopyard
Road, Owens Drive and EBI-580 off-ramp be interim and done at
the time it is deemed necessary by the City Engineer; these
improvements shall be bonded for by the applicant for both
the installation and removal at the time building permits are
taken out for the project, unless the improvements have been
previously bonded for. If said improvements are required to
be constructed, then the City Engineer shall spread, if
feasible, the cost in proportion to the pro-rata square
footage share of all buildings whose approval was made possi-
ble by these mitigation measures.

6. That the project shall be subject to all conditions imposed
on case PUD-81-30.

7. That the roof screen be redesigned to include a horizontal
spandrelite window feature around the entire structure, as
depicted on the plans included in Exhibit A. The final
design shall be submitted for final review and approval of
the Planning Director prior to the issuance of any building
permits.
