BACKGROUND <br />Tract 7162 is asingle-family detached, custom lot, residential subdivision developed by <br />Heartwood Communities, Inc. The site is located west of Callippe Preserve Golf Course <br />and south of Happy Valley Road at the junction of Happy Valley Road and Alisal Street, <br />as shown on attached vicinity map. In addition to 12 single family detached custom <br />residential lots, Tract 7162 also created Parcel A and Parcel B. Parcel "A" is dedicated <br />to the City of Pleasanton for the Golf Course and related purposes, and Parcel "B" is <br />dedicated to the City of Pleasanton as open space. <br />Improvements <br />The development created one public street, Serenity Lane, and two private driveways. <br />One of the private driveways provides access to lots 6-9 with a fire truck turnaround at <br />the south end of the driveway. The other private driveway (Sleepy Head Lane) provides <br />access to the Wentworth Property. Sleepy Head Lane may be offered to the City as a <br />public street with the subdivision of the Wentworth property. <br />The existing Class "C" equestrian/pedestrian trail which was constructed with the Golf <br />Course project, has been extended from the south end of the tract in a northwesterly <br />direction to Happy Valley Road. This trail will be maintained by the City. <br />The streetlights, the storm drain systems, sanitary sewer and the water systems serving <br />this project are public and will be maintained and operated by the City, with the <br />exception of the storm drains and retaining walls within the private lots and private <br />driveways, which will be the responsibility of the property owner and the homeowners' <br />association. <br />The area to be maintained by the homeowners' association includes the Parcel "B" open <br />space area, including fire-resistant landscaping; a retaining wall at the bottom of the <br />slope, west of lot 10 and 11; the private driveway and storm drain system serving lots 6- <br />9; and entrance features including decorative concrete paving. <br />As mentioned, Sleepy Head Lane is a private driveway to the Wentworth property. This <br />driveway will remain private until such time as the Wentworth property develops. The <br />water main within this driveway is public and will be maintained by the City. <br />Improvements on Happy Valley Road <br />The developer is working with Alameda County staff to obtain acceptance of the work <br />within the County right-of-way (along Happy Valley Road). <br />Bio Retention Features <br />The developer has constructed bio retention areas on each lot to treat storm water as <br />required by the Alameda County Clean Water Program and State Water Board. It will be <br />the homeowners' association responsibility to assure the maintenance of the bio <br />retention areas on each lot. These bio retention areas have been shown on the Final <br />Map to prevent future improvements, including, but not limited to, swimming pools and <br />accessory structures, within these areas. <br />Page2of3 <br />
