~~ <br />LJ <br />THE CITY OF <br />:_ <br />s_ ~. ~w:o.,~f I~ii_ <br />~L~~S~NTONo <br />CITY COUNCIL AGENDA REPORT <br />September 4, 2007 <br />Public Works Department <br />TITLE: ACCEPTANCE OF PUBLIC IMPROVEMENTS FOR TRACT 7162, <br />HEARTWOOD COMMUNITIES <br />SUMMARY <br />Tract 7162, Heartwood Communities, is a 12-lot, single-family detached, custom lot, <br />residential subdivision development west of Callippe Preserve Golf Course and south of <br />Happy Valley Road at the junction of Happy Valley Road and Alisal Street. The <br />developer is requesting acceptance of the public improvements for this subdivision. All <br />work is complete and ready for acceptance by the City. <br />RECOMMENDATION <br />1. Accept for normal maintenance the public improvements for Tract 7162, <br />Heartwood Communities. <br />2. Authorize the City Clerk to file a Notice of Completion. <br />FINANCIAL STATEMENT <br />There will be nominal costs associated with the routine maintenance of water, sewer, <br />storm drain and roadway facilities when public improvements are accepted. <br />
