developer to discuss the proposed measures and to determine if other feasible, mutually <br />agreeable green building measures can be incorporated into the project. <br />16. The building shall be designed and constructed to accommodate future roof-mounted <br />photovoltaic panels. Specifically, the roof shall be engineered to accommodate the <br />additional load of photovoltaic panels, electrical conduit(s) shall be installed from the <br />roof/attic areas to the building's main electrical panel, and a space shall be provided for <br />the electrical inverter. <br />17. The project developer shall effectively screen from view all ducts, meters, air <br />conditioning equipment, and any other mechanical equipment, whether on the structure, <br />on the ground, or on the roof, with materials architecturally compatible with the building. <br />Screening details shall be shown on the plans submitted for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director. All required <br />screening shall be provided prior to occupancy. <br />18. All mechanical equipment shall be constructed in such a manner that noise emanating <br />from it will not be perceptible beyond the property plane of the subject property in a <br />normal environment for that zoning district. <br />19. The applicants shall submit an exterior lighting plan for the building and site, including <br />drawings and/or manufacturer's specification sheets showing the size and type of light <br />futures proposed. All exterior lighting shall be directed downward and designed or <br />shielded so as to not shine on neighboring properties. The lighting plan shall be subject <br />to the review and approval by the Planning Director prior to issuance of building permits <br />for the project. <br />20. The easternmost Valley Avenue driveway on the subject site shall be removed and <br />replaced with new curb and gutter, sidewalk, and planter area. Said improvement shall <br />be shown on the plans submitted for issuance of building permits and shall be subject to <br />review and approval by the City Engineer and Planning Director prior to issuance of <br />building permits for the project. <br />21. All trash and refuse shall be contained completely within the approved trash enclosure. <br />The materials and color of the enclosure shall match the building and the gates shall be <br />corrugated metal or solid wood. The design of the enclosure (all four sides) shall be <br />shown on the plans submitted for issuance of building permits and shall be subject to the <br />approval of the Planning Director and Fire Chief. Trash containers shall be stored within <br />the enclosure at all times, except when being unloaded. <br />22. The location of any pad-mounted transformers shall be subject to approval by the <br />Planning Director prior to issuance of permits by the Building and Safety Division. Such <br />transformers shall be screened by landscaping or contained within an enclosure matching <br />the building and with corrugated metal gates. All transformers shall be shown on the <br />plans submitted for issuance of building permits. The project developer shall attempt to <br />locate transformers at the rear of the site. <br />
