8. Parking space no. 7 shall be designated as a compact space. Said modification shall be <br />shown on the plans submitted for issuance of building permits and shall be subject to <br />review and approval by the Planning Director prior to issuance of building permits for the <br />project. <br />9. The applicants shall revise the grading and drainage plan to drain some of the parking lot <br />areas to a bioswale, as determined by the City Engineer. Said modification shall be <br />submitted in conjunction with the plans submitted for issuance of building permits and <br />shall be subject to review and approval by the City Engineer and Planning Director prior <br />to issuance of building permits for the project. <br />10. The windows shall be recessed approximately three inches from the outside face of wall. <br />Window specifications and typical installation details shall be included with the plans <br />submitted for issuance of building permits and shall be subject to the review and approval <br />by the Planning Director prior to issuance of building permits for the project. <br />11. Except as otherwise approved by the Planning Director, the exterior stucco finish on the <br />building shall match the existing stucco finish on the Hopyard Village Shopping Center <br />buildings. The stucco finish shall be noted on the building permit plans. <br />12. The proposed light green eave and rafter tail color ("Peaceful Thyme") shall be <br />substituted with the same brown accent color used on the Hopyard Village Shopping <br />Center buildings or shall be changed to a subdued/less intense color subject to final <br />review and approval by the Planning Director prior to painting. <br />13. The approved building colors and materials shall be indicated on the final building permit <br />plans. Any proposed revisions to these approved colors or materials must be submitted <br />for review and approval by the Planning Director prior to painting/installation. <br />14. The property owner shall modify existing and/or create new cross access easements and <br />reciprocal parking agreements to allow shared parking and access between the proposed <br />commercial building and the Hopyard Village Shopping Center. Said easements and <br />agreements shall be recorded prior to occupancy. The easements and agreements shall be <br />subject to review and approval by the City Attorney prior to recordation. <br />15. The project developer shall use their best efforts in implementing the measures identified <br />in the Green Building Council's (GBC), "Leadership in Energy and Environmental <br />Design (LEED)" in the design, construction, and operation of the proposed building. <br />These measures shall be shown on the building permit plan set submitted for review and <br />approval before issuance of a building permit. In conjunction with the building permit <br />application, the project developer shall determine the building's "LEED Green Building <br />Rating", using the GBC evaluating methodology, and shall report the rating to the <br />Planning Director before issuance of the building permit which shall be reported to the <br />Planning Commission. Prior to building permit issuance, the green building provisions <br />that are proposed to be included in the development shall be submitted to the Planning <br />Director for review and comment.
